The Medford Real Estate Numbers for February 2009:

Real Estate Sales in Medford MAFebruary sales figures reflect real estate activity in December and January since real estate transactions in Massachusetts typically take six to eight weeks from offer to closing.  Here are the numbers for Medford, MA in February:

149 residential properties were on the market in Medford on February 28, 2009. The lowest priced property was listed for $138,000, the most expensive for $995,000. Average days on market was 147.

23 properties sold (closed) in Medford during February with an average sales price of $344,952.  The median sales price was $380,650. Average days on market was 62. Properties sold for an average of 98% of asking price.

8 Medford single families homes sold in February.  The least expensive sale was for $210,000. The most expensive house sold for $575,000. The median price for a single family house was $317,500.  Average days on market was 91.  Houses sold for an average of 98% of asking price.

6 condominium sales closed in February. The least expensive condominium sold for $164,000.  The most expensive Medford condo sold in February closed for $462,500.  The median condo sales price was $278,500.  Condos sold for an average of 96% of the asking price.  Average days on market was 88.

9 multi-family sales closed in February. The lowest sale price for a multi-family home was $315,895.  The highest price paid was $420,000. The median sales price was $345,000. Multi-families sold for an average of 92% of list price.  Average days on market was 148. 

Total Medford residential real estate sales volume closed in February was $7,706,708.
