The townhouse condos at 57-59-61 Kinnaird Street in the Riverside neighborhood of Cambridge MA are excellent examples of the recently built townhouses that can be found around Cambridge.
The Kinnaird Street townhouses were designed by Cambridge architect, Joseph S. Artley, and built in 1999. Artley also designed the Brookford Street lofts in North Cambridge.
There are two large townhouses with three bedrooms and a smaller two-bedroom unit. The townhouses have high end finishes, soaring spaces, central air conditioning and garage parking.

This handsome brick Harlow building is on a tree lined side street mid-way between Harvard and Porter Square near the Radcliffe Quad. The shops and restaurants that line Mass Ave are just down the block. Typical of Harlow buildings, the condos have handsome original details, plenty of windows, high ceilings, and surprisingly good closet space.

In 2010, a 777 sq.ft., four-room, one-bedroom condo on the top floor sold for $352,500.
Also in 2010, a 915 sq.ft., five-room, two-bedroom condo on the top floor sold for $443,000.

In my book, the star of our weekly tour of new Cambridge and Somerville real estate listings this week was 369 Franklin Street, a condo near Central Square new to the market at $459,000.
Now, granted, I’m biased since this is my new listing – but the condo is a standout. It’s in a luxury building built in 2003 and has two bedrooms and two full baths, including a master bath. The condo is bright and sunny with an open layout and a gorgeous kitchen. Building amenities include an elevator, garage parking, a big backyard with patio for grilling, and an exercise room with city skyline views.
Franklin Street is a tree-lined side street that parallels Mass Ave. The Red Line T station and Central Square are just blocks away. Harvard Square, MIT and Boston’s Back Bay are close by.

Our Wednesday tour had something for buyers in all price ranges. We toured properties ranging from an East Cambridge one-bedroom listed for $249,900 to a single family near Brattle Street listed for $3,500,000.
The East Cambridge one-bedroom condo was at 180 Third Street, Cambridge. It was bright and cheery and is convenient to both the Red and Green Lines. 180 3rd Street is listed at $249,900.
On the other end of town, in Porter Square, we toured a townhouse at 12 Mount Vernon Street in Cambridge on Avon Hill in Porter Square. The townhouse has three bedrooms, two baths, garage parking, and two decks. It’s new to the market at $875,000.
Single family home buyers will want to check out 29 Belmont Street in Somerville. This house on Spring Hill, not far from Porter Square, is very charming. It was a long tour and we enjoyed a break sitting in the inviting living room before continuing on our tour. The house is sure to be popular at $499,000.
13 Kennedy Road in Cambridgeis tucked away off Brattle Street. The many large windows in this modern house, designed by architect James Freeman in 1963, take full advantage of the large private lot. Surrounded by so much greenery it’s hard to imagine you’re so close to Harvard Square. This very special house is listed for $3,500,000.

28 properties! That’s a lot of new Somerville and Cambridge real estate listings. Usually when I’m out looking at properties for sale with buyers we limit our tour to half a dozen or so. Too many more and you really begin to zone out.
Luckily there some real gems on our Wednesday tour of new Coldwell Banker listings so it was well worth it. In addition to my new listing at 281 Alewife Brook Pkwy in Somerville, here are some the other highlights of our Wednesday marathon:
87 Washington Ave, Cambridge is an absolute gem of a single family on Avon Hall listed for $987,000. As we walked down the lovely path to the house tucked away from the street I asked my coworker “Aren’t we lucky?” It was an excellent start to the day – the house is beautiful, the setting idyllic.
We saw another beautiful house around the corner at 265 Upland Road. I saw the “before” version a couple of years ago when the house was a fixer-upper multi-family. The renovation was top notch and now it’s a super single family listed for $2,250,000.
Then we were off to Cambridgeport to see a side-by-side two-family at 277-279 Allston Street listed for $529,000. With two townhouse-style units and a nice city backyard this house will make a great project for someone.
We had also seen the before version of 14 Kirkland Road in Harvard Square. What a transformation! It’s been exquisitely renovated by my favorite design company, American Dural, and is listed for $1,995,000.
It was a good week for Cambridge single family houses but we mixed it up too – heading over to 52 Regent Street to see a 3-level loft in a former factory building in Porter Square. Listed at $469,000 it has a private entrance, roof deck and parking.
I loved the feel of a first floor condo in a triple-decker at 32 Clay Street in North Cambridge. It has pretty stained woodwork, diamond pane windows, an interesting layout and a beautifully landscaped backyard and is listed for $459,000.
We finished the day at 14 Dana Street in Mid-Cambridge. It’s a three-story mansard with some exquisite original detail. In essentially untouched condition it’s a project priced at $1,114,000. I look forward to a return visit to see the transformation.

We had a 28-property tour of new listings today. Whew! That’s a lot of properties in one outing! We saw some really wonderful places but I have to say that my favorite was 281 Alewife Brook Parkway in Somerville MA. Now granted, I’m biased – it’s my new listing. But it really is a super two-family house so it tops my list of favorites.
Most multi-families on the market are projects – panelling, wallpaper, grungy bathrooms, rental quality kitchens, etc. 281 Alewife Brook Parkway on the other hand is a gem – stylishly renovated kitchens, rooms painted in designer colors, custom blinds, new light fixtures, etc. – you can move right in. All the modern improvements complement the beautiful architectural details – fluted columns, wood floors, exceptionally handsome built-in hutches, etc.
281 Alewife Brook Pkwy is new to the market at $519,000. It’s West Somerville location is close to Tufts University, Teele Square and Davis Square. Dilboy Field and the bike path are across the street.

If you’re looking for a condo in Harvard Square you’ll want to consider condos at 12-16 Ware St in Cambridge MA. Ware Street is one block long and runs from Broadway to Harvard Street, abutting Harvard’s campus.
Built in 1940 as the Bancroft Court Apartments, today there are 52 condos in this four-story brick complex. Almost all of the Bancroft Court condos are one bedrooms, about 660 sq.ft., though there are a couple of larger basement units.

We saw a very nice second floor condo at 14 Ware Street on our weekly tour last Wednesday. With a parking space and an asking price of $345,000 it went under agreement almost immediately. A first floor one-bedroom without parking was listed for sale for $320,000 in March and also went under agreement within a few days.
In 2010 a first-floor one-bedroom without parking at 12 Ware Street sold for $320,000.

Our Wednesday tour was all I expected it to be – long – very long – with plenty of properties new to the market in a wide range of prices. Properties we visited ranged from a small Cambridge studio listed for $189,000 to a grand brick colonial in Belmont listed for $6,250,000.
We visited 25 properties in all and saw new listings in Cambridge, Somerville, Belmont, Medford and Watertown. Here are some of my favorites:
Our first stop was at 100-102 Fayette Street in Watertown. Not your average two-family, this Greek Revival was charming and had a marvelous barn out back. 100-102 Fayette St. is listed for $629,000.
429 Norfolk Street, Somerville is a large, two-level three-bedroom condo in a David Aposhian building near Union and Inman Square listed for $489,000.
6 Cotttage Ave in the heart of Davis Square is bound to be popular. It has two private patios (the one out back is huge) and a can’t-be-beat location. Built just five years ago, it has the upscale kitchen, multiple baths, and open layout that buyers love. It’s listed for $596,000.
80 Winslow Ave is also smack dab in the middle of Davis Square. It’s a co-op, built just a few years ago. Open and dramatic – you can’t help but exclaim when you walk in – it feels like a loft but has a master suite, second bedroom and an office. It also offers a private patio and garage parking. 80 Winslow Ave will be coming on the market for $689,000.
281 Pearl Street, Cambridge offers everything on buyers’ wish lists – parking, a private deck, in-unit laundry – plus vaulted ceilings, skylight, and lots of light. This one-bedroom condo in Cambridgeport is listed for $369,000.
Two new condos at 50 Alpine Street, Somerville abut the future extension of the bike path. The condos are newly renovated and really fabulous. The newly installed wide plank floors made from reclaimed wood were a hit. It was also my first sighting of Martha Stewart kitchen cabinets. The Martha-kitchen wins points with me – Shaker style cabinets in a just-right shade of light green and beautiful marble counters. The condos are coming on in the $350-370,000 range and seem very well priced.
