There were 134 Arlington homes  for sale on August 31, 2010 priced from $135,900 to $1,350,000.  Average days on market for these properties was 96.  There are significantly more properties for sale in Arlington than were on the market at this time one year ago when just 97 homes were listed for sale.

60 Arlington homes sold in August – 30% more than sold last month.  The median price paid in August 2010 was $499,500.  Homes sold on average for 98% of the asking price. 

29 single family houses sold in August for prices ranging from $265,000 to $905,000.  The median price paid was $536,000.  Houses were on the market an average of 52 days and sold on average for 99% of the list price.

26 condos sold in Arlington in August 2010 for prices from $205,000 to $671,500.   The median sales price was $427,500.  Condominiums sold for an average of 98% of the list price and were on the market an average of 74 days.

5 Arlington multi-family houses  sold in August for prices between $600,000 and $775,000.   These properties were on the market an average of only 17 days and sold on average for 98% of asking price.

Total value of Arlington Home sales in August 2010 was $30,478,750.

Here’s a quick recap of Cambridge home sale activity in August 2010.  Sales were up significantly over July’s numbers – showing that one month’s numbers do not make a trend despite the media’s rush to judgement.

Cambridge Real Estate On the Market – August 31, 2010

On August 31, 2010  there were  319 residential properties listed for sale in Cambridge priced from $170,000 to $4,000,000.  The median asking price was $499,000.  Properties had been on the market an average  of 119 days. 

Cambridge Home Sale Activity – August 2010

111 homes sold in Cambridge during August 2010 – an increase of more than 10% over July’s sales when 98 properties sold.  Sales prices ranged from $213,000 t0 $4,250,000.   These properties had been on the market an average of 61 days.  August 2010 sales numbers were down significantly from August 2009 when 127 properties sold.

16 single family houses sold in August 2010 for prices ranging from $380,000 to $2,120,000.  Average days on market was 85 and these houses sold on average for 98% of asking price.  The median sales price was $832,500.

85 condos sold in Cambridge in August for sales prices from $213,000 to $4,250,000.  The median condo sales price was $457,500.  Condos sold on average for 97% of the asking price and were on the market an average of 80 days.

10 multi-family houses sold in August. Sales prices ranged from $350,000 to $1,250,000.  Average days on market was 90.

The total value of Cambridge homes sold in August 2010 was $68,150,670.

84 residential properties were on the market in Belmont, MA on August 31, 2010 priced between $155,500 and $1,975,000.  These properties had been on the market an average of 98 days. The number of homes for sale in Belmont is down 18.5% from the same time last year when 103 properties were listed for sale in Belmont.

28 homes sold  in Belmont during the month of August 2010.  Properties sold in August had been on the market an average of 82 days and sold for an average of 96% of asking price.  

14 single family houses sold in August for sale prices between $490,000 and $2,400,000.  The median price was $700,000. Average days on market was 56 and houses sold for an average of 95% of asking price.

9 condos sold in Belmont in August 2010  for prices between $204,500 and $995,000.  The median price paid was $340,000.   Condos sold for an average of 98% of the asking price.

4 multi-family properties sold last month for prices from $459,000 to $640,000.  These properties had been on the market an average of 145 days and sold for 97% of asking price.

Total value of Belmont homes sold in August was $19,927,900.

Here’s the first of the monthly real estate reports – a rundown of  Watertown real estate sales for August 2010.  Closed sales were down significantly in Watertown when compared to sales in August of last year.

Watertown Homes On the Market 

139 Watertown homes were listed for sale in the MLS  on August 31, 2010 priced between $199,900 and $1,575,000.  That’s a 22% increase in inventory from this time last year when 114 properties were on the market in Watertown at the end of August.

Watertown Homes Sold In August 2010

20 Watertown home sales closed in August 2010 – about half as many as sold in August last year when 39 sales closed.  The median sales price in August 2010 was $384,250.  Average days on market for these  properties was 102. 
 
5 single family homes sold in August for sale prices from $345,000 to $858,500.  The median price paid was $530,000.  Average days on the market was 50.
 
11 Watertown condominiums sold in August 2010 for prices from $195,000 to $1,105,000.  The median sales price was $355,000.  Condos sold on average for 96% of the asking price and were on the market an average of 147 days.
 
4 multi-family houses sold last month for prices between $155,000 and $617,750.  These properties were on the market an average of only 41 days and sold for 98% of asking price on average.

 

Total value of Watertown homes sold in August 2010 was $$8,960,650

Here’s the last of the monthly real estate reports with a quick look at Somerville real estate sales in July 2010.

Somerville Real Estate on the Market 

253 residential properties were listed for sale in Somerville in the MLS on July 31, 2010 for asking prices between $118,500 and $1,600,000.  Average days on market for these properties was 112.

55 residential properties sold in Somerville in July with a median sales price of $449,900.  That’s  a third fewer properties than sold in July of last year.  The number of properties on the market at the end of the month, though, is unchanged from last year.  Many agents feel that if there were more properties available on the market there would be more sales.  We’re all working with buyers who haven’t been able to find what they want and would buy if they did.

7 Somerville single family houses sold in July for prices between $239,000 and $800,000.  The median sales price was $311,000.  On average, houses sold for 98% of asking price. 

29 condos sold in Somerville last month for prices from $155,000 to $760,000.  These condominiums were on the market an average of 69 days. The median condo sales price was $345,200.  On average, condos sold for 97% of the asking price.

19 multi-family houses sold during July for prices from $274,000 to $779,000. The median sales price was $595,000. On average, multi-families sold for 98% of the list price and were on the market 62 days.

Total value of Somerville real estate sales in July 2010 was $24,868,500.

Medford Real Estate On the Market 

On July 31, 2010 188 residential properties were on the market in Medford priced between $159,900 and $1,300,000.  Inventory levels continue to be high relative to last  year when 33% fewer properties were listed for sale at this time of the year.

28 properties sold in Medford during July 2010, a significant drop from 2009 when 47 homes sold in July.  The median sales price in July 2010 was $400,000.  Properties that sold had been on the market an average of just 35 days and sold for an average of 97% of the asking price. 

16 single family houses sold in July  for sales prices between $179,000 and $618,000. The median sales price for a single family home was $400,000.  Houses were on the market 36 days on average and sold for an average of 96% of the list price.

condos sold in Medford last month priced between $200,000 and $463,000.  The median condo sales price in July was $283,500.  Condominiums sold for an average of 96% of the list price and were on the market an average of 31 days.

multi-family houses sold during July in Medford for prices from $345,000 to $555,000.   These properties sold for an average of 101% of asking price and were on the market an average of 39 days.

Total value of Medford real estate sales in July 2010 was $10,919,060.

There were 150 Arlington homes  for sale on July 31, 2010 priced from $164,900 to $1,350,000.  Average days on market for these properties was 86.

46 Arlington homes sold in July, more than a third fewer properties than sold in July of last year. That’s a bit sobering given the amazingly low interest rates that are available now.  Our bump in sales during the first half of the year seems to have drained some of the activity from the market.  The median price paid in July 2010 was $524,500.  Homes sold on average for 99% of the asking price. 

33 single family houses sold in July for $350,000 to $1,220,000.  The median price paid was $555,000.  Houses were on the market an average of just 39 days and sold on average for 99% of the asking price.

condos sold in Arlington in July 2010 for prices from $325,000 to $605,000.   The median sales price was $470,000.  Condominiums sold for an average of 101% of the asking price and were on the market an average of 60 days.

4 Arlington multi-family houses  sold in July for prices between $496,250 and $763,000.   These properties sold on average for 100% of asking price.

Total value of Arlington real estate sales in July 2010 was $26,112,600.

98 homes sold in Cambridge during July 2010.  Sales prices ranged from $178,000 t0 $2,250,000.   These properties had been on the market an average of 61 days.  July 2010 sales numbers were down significantly from July 2009 when 127 properties sold.

13 single family houses sold in July 2010 for prices ranging from $29`,000 to $2,200,000.  Average days on market was 69 and these houses sold on average for 96% of asking price.  The median sales price was $840,000.

76 condos sold in Cambridge in July for sales prices from $178,000 to $2,250,000.  The median condo sales price was $439,750.  Condos sold on average for 98% of the asking price and were on the market an average of 62 days.
