99 homes were listed for sale in Arlington MA on February 28, 2010 priced from $139,000 to $1,349,000. Average days on market for these homes was 98.

23 homes sold  in Arlington in February.  The median price paid was $435,000.  Homes sold on average for 98% of the asking price. 

13 single families sold in February for sales prices between $375,000 and $839,000.  The median price paid was $490,000.  Houses were on the market an average of just 38 days and sold on average for 100% of list price.

8 condos sold in Arlington MA last month for prices from $275,000 to $533,500.   The median sales price was $337,750.  Condominiums sold for an average of 97% of list price and were on the market an average of 81 days.

2 Arlington multi-family house sales closed last month for $357,500 and $855,000.

Total value of Arlington MA real estate sales in February was $11,040,350.

We’re off to a busy start to the spring market in Arlington with reports of multiple bids and properties in many cases selling very quickly.  Here’s a look at Arlington real estate sales in January. 

Since Massachusetts real estate transactions typically take 45 to 60 days on average from accepted offer to closing, the sales in January reflect properties that went under agreement in November and December – the holiday period that is typically slow for real estate sales.

91 homes were listed for sale in Arlington MA on January 31, 2010 priced from $139,000 to $1,399,000. Homes had been on the market an average of 118 days.

22 homes sold  in Arlington in January.  The median price paid was $397,500.  Homes sold on average for 98% of the list price. 

6 single families sold in January for prices between $375,000 and $1,002,000.  The median sales price was $461,000.  Houses were on the market an average of 44 days and sold on average for 100% of asking price.

12 condos sold in Arlington MA last month for prices from $215,000 to $595,000.   The median sales price was $352,000.  Condominiums sold for an average of 99% of the asking price.  Average days on market was 63.

4 multi-family houses sold last month priced between $338,000 and $599,000.  Average days on market was 46 and multi-families sold for an average of 94% of asking price.

Total value of January Arlington real estate sales was $9,757,675.

52 homes sold  in Arlington in November - an increase of more than 40% from the month before when 36 homes sold.  The median price paid was $434,500.  Homes sold on average for 98% of the asking price. 

26 single families sold in November for prices between $330,000 and $901,346.  The median sales price was $460,250.  Houses were on the market an average of 35 days and sold on average for 99% of list price.

23 condos sold in Arlington MA last month for prices from $177,000 to $590,000.   The median sales price was $340,500.  Condominiums sold for an average of 97% of the asking price and were on the market an average of 51 days.

3 multi-family houses sold last month for $460,000, $555,000 and $563,500.  Two of the houses were on the market less than a week and sold for over asking price. 

Total value of Arlington MA home sales in November was $22,798,155.

4 multi-family houses sold last month for prices between $300,000 and $560,000.  The houses were on the market an average of just 34 days and sold for an average of 97% of list price. 

Total dollar volume of Arlington real estate sold in October was $14,653,840.

Residential Properties Currently on the Market in Arlington Massachusetts

118 residential properties were on the market in Arlington on July 31, 2009 priced between $113,800 and $1,095,000. Average days on market was 69.

74 homes sold  in Arlington during July – a significant increase over June when 56 homes sales closed.  The average sales price in July was $455,851 and the median sales price was $432,400. The average days on market was 42.

43 Arlington single family homes sold in July for sale prices from $294,000 to $822,500.  The median price for a single family house sold in July was $521,000.  Average days on market was 40.  Houses sold for an average of 99% of list price.

29 condos sold in July for prices from $180,000 to $595,000.   The median price paid for a condo was $355,000.  Arlington condos sold for an average of 98% of the asking price.  Average days on market was 48.

2 multi-family property sales closed in July for $562,500 and $640,000.  The properties were on the market for 28 and 26 days respectively.

Total Arlington residential real estate sales volume closed in July was $33,733,000.

Multiple Bids for Arlington MA Homes

It often takes buyers by surprise, particularly if they’re new to the Arlington real estate market, to find out that it’s not uncommon for Arlington MA single family homes to sell for over the asking price.

Arlington is very popular with real estate buyers and the market for single family homes can be very competitive. Open houses for newly listed houses are usually crowded. Often buyers have to be prepared to act quickly and to make a strong offer. Many times sellers will receive multiple offers.

Since we’ve reached the half-way mark in the year and come through the busy spring real estate market I thought it would be interesting to take a look at Arlington single family sales through June 30, 2009.

Between January 1, 2009 and June 30, 2009 in  Arlington:

• 85 single family homes sold
• Average asking price was $538,667
• Average sales price was $525,626
• Average days on market was 62

Wondering how often Arlington single family homes get multiple offers or sell for more than the asking price?  Here are the numbers for the first half of 2009:

21 of the 85 single families sold through June sold for more than list price or almost 1 in 4 houses.

The average asking price for these homes was $510,910.  The average sales price was $525,347.
