Residential Properties Currently on the Market in Arlington Massachusetts

118 residential properties were on the market in Arlington on July 31, 2009 priced between $113,800 and $1,095,000. Average days on market was 69.

74 homes sold  in Arlington during July – a significant increase over June when 56 homes sales closed.  The average sales price in July was $455,851 and the median sales price was $432,400. The average days on market was 42.

43 Arlington single family homes sold in July for sale prices from $294,000 to $822,500.  The median price for a single family house sold in July was $521,000.  Average days on market was 40.  Houses sold for an average of 99% of list price.

29 condos sold in July for prices from $180,000 to $595,000.   The median price paid for a condo was $355,000.  Arlington condos sold for an average of 98% of the asking price.  Average days on market was 48.

multi-family property sales closed in July for $562,500 and $640,000.  The properties were on the market for 28 and 26 days respectively.

Total Arlington residential real estate sales volume closed in July was $33,733,000.

It often takes buyers by surprise, particularly if they’re new to the Arlington real estate market, to find out that it’s not uncommon for Arlington MA single family homes to sell for over the asking price.

Arlington is very popular with real estate buyers and the market for single family homes can be very competitive. Open houses for newly listed houses are usually crowded. Often buyers have to be prepared to act quickly and to make a strong offer. Many times sellers will receive multiple offers.

Since we’ve reached the half-way mark in the year and come through the busy spring real estate market I thought it would be interesting to take a look at Arlington single family sales through June 30, 2009.

Between January 1, 2009 and June 30, 2009 in  Arlington:

  • 85 single family homes sold
  • Average asking price was $538,667
  • Average sales price was $525,626
  • Average days on market was 62

Wondering how often Arlington single family homes get multiple offers or sell for more than the asking price?  Here are the numbers for the first half of 2009:

21 of the 85 single families sold through June sold for more than list price or almost 1 in 4 houses.

The average asking price for these homes was $510,910.  The average sales price was $525,347.

I was curious to see how these sales tracked by school district:

  • Brackett – 7 of 21 over asking sales
  • Dallin – 5
  • Hardy – 2
  • Peirce – 2
  • Stratton – 2
  • Thompson – 2
  • Bishop – 1

Now that the real estate sales figures are in let’s take a quick look at how the  Arlington MA real estate market fared in June 2009. 

Properties Currently on the Market in Arlington Massachusetts

129 residential properties were on the market in Arlington on June 30, 2009.  Homes were priced between $174,900 and $1,095,000. Average days on market was 73.

June real estate sales in Arlington reflect properties where sellers accepted offers some six to eight weeks before the closing.

56 homes sold  in Arlington during June with an average sales price of $449,966 and a median sales price of $434,500. The average days on market was 61.

27 Arlington single family homes sold in June for sale prices from $365,000 to $822,000.  The median price for a single family house sold in June was $510,000.  Average days on market was 49.  Houses sold for an average of 99% of list price.

24 condos sold in June. The least expensive condominium sold for $142,500.  The most expensive Arlington condo sold in June for $645,000.  The median price paid for a condo was $345,050.  Arlington condos sold for an average of 98% of the asking price.  Condos were on the market for an average of 81 days.

multi-family properties sold during June.  Sale prices for multi-families ranged from $410,000 to $674,000.  Multi-families sold for an average of 99% of asking price and were on the market an average of 29 days.

Total Arlington residential real estate sales volume closed in June was $25,198,100.

Arlington MA has seven elementary schools and the location of the house that you buy will determine where your kids go to school.  Arlington has become a very popular town for real estate buyers and demand for single family houses continues unabated with many houses receiving multiple offers and selling for over the asking price. 

In the last twelve months 206 single family homes sold in Arlington Massachusetts.  Houses sold for an average of 98% of asking price and sales prices ranged from $210,000 to $1,350,000.  In Arlington the average sales price for a single family home sold in the last twelve months was $511,371 and the median sales price was $458,500.

I decided to look at the sales breakdown by school district.  This isn’t meant to suggest that school district is the only factor impacting sales price in a neighborhood.  Some school districts include large numbers of more modest homes while another school district might have a concentration of large, expensive homes.  But it’s interesting to look at the breakdown and if you’re limiting your search to several school districts or to one particular district, it’s helpful to have some idea of average home prices in the school district.

The Bishop School district includes much of the Morningside neighborhood, houses in Arlington Center, Jason Heights and the Pleasant Street Historic District.  In the last twelve months:

  • 39 houses sold
  • for sales prices between $330,000 and $1,350,000
  • median sales price in the Bishop School district – $592,500
  • average sales price in the Bishop School district – $656,580

The Brackett School district includes parts of Arlington Heights and the area near Menotomy Park and Skyline Park.  This area continues to be very popular with Arlington real estate buyers – more than half of the houses sold in the Brackett school district sold for over asking in the last year. 

  • 33 houses sold in the Brackett School  district in the last 12 months
  • for prices ranging from $307,000 to $840,000
  • median sales price in the Brackett School district – $487,500
  • average sales price in the Brackett School district – $494,267

The Dallin School district includes part of Arlington Heights and also encompasses the Arlmont neighborhood, the small piece of Arlington beyond Route 2 that abuts Belmont.  In the last 12 months:

  • 46 houses sold in the Dallin School district
  • for prices ranging from $322,500 to $840,000
  • median sales price in the Dallin School district – $447,500
  • average sales price in the Dallin School district – $478,408

The Hardy School district includes part of East Arlington, Kelwyn Manor, and the neighborhood near the Capitol Theatre.  In the last 12 months:

  • 14 houses sold in the Hardy School district
  • sale prices ranged from $370,000 to $1,009,597
  • median sales price for a house sold in the Hardy School district – $444,950
  • average sales price in the Hardy School district – $543,499

The Peirce School district includes neighborhoods near Summer Street and Forest Street, the Mt Gilboa neighborhood, and streets near the Arlington Reservoir.

  • 28 houses sold in the Peirce School district in the last 12 months
  • for prices between $325,000 and $685,000
  • median price in the Peirce School district – $404,000
  • average price in the Peirce School district – $415,211

The Stratton School district includes part of the Morningside neighborhood, and neighborhoods near Summer Street, Overlook Road and Ronald Road.  In the last 12 months:

  • 30 houses sold in the Stratton School district
  • for prices between $210,000 and $1,050,000
  • median sales price in the Stratton School district – $455,000
  • average sales price in the Stratton School district – $500,080

The Thompson School district includes part of East Arlington by Broadway, streets near the Mystic Valley Parkway, and houses in Arlington Center.  In the last year:

  • 16 houses sold in the Thompson School district
  • for prices between $279,000 and $874,000
  • median sales price in Thompson – $ 448,500
  • average sales price in Thompson – $470,469

Arlington Massachusetts Real EstateThe Arlington real estate market continues to hum along.  While inventory has increased from last month many properties continue to sell very quickly and more than twice as many properties closed in April than did in March.

132 residential properties were on the market in Arlington on April 30, 2009. The lowest priced property was listed for $135,000, the most expensive for $1,149,000. Average days on market was 71.

Information about closed residential real estate sales reflects transactions that went under agreement some six to eight weeks before the closing.

28 properties sold (closed) in Arlington during April with an average sales price of $445,846.  The median sales price was $415,500. Average days on market was 77.

13 Arlington single families sold in April.  The least expensive sale was for $380,000. The most expensive house sold for $840,000. The median price for a single family house was $564,000.  Average days on market was 60.  Houses sold for an average of 97% of asking price.

14 condominium sales closed in April. The least expensive condominium sold for $175,000.  The most expensive Arlington condo sold in April closed for $678,000.  The median condo sales price was $319,500.  Condos sold for an average of 98% of the asking price.

Total Arlington residential real estate sales volume closed in April was $12,483,695.

Russell Place Condos – Arlington MA Condominiums

Russell Place Arlington MARussell Place is a condo development built in 2002-2003 (several units were completed in 2004) in Arlington, Massachusetts.  Conveniently located in downtown Arlington on a side street that has some wonderful antique houses, Russell Place consists of forty condos in wood clad townhouse-style buildings.  The popular Minuteman Bike Path runs alongside the complex.

There are a variety of floorplans available in units at Russell Place.  Large three-level townhouses have garage bays underneath with additional driveway spaces, some units are primarily on one level with loft-style rooms above, other flats have finished lower level space.  Features available in some units include fireplaces, skylights, cathedral ceilings, and decks or porches.  The units have central air conditioning and varying levels of finishes in the kitchens. Some have hardwood floors throughout, others have a combination of wood floors and carpet.

With its Arlington Center location, Russell Place condos are popular and sell quickly.  The units for sale most recently had an average time on market of just 15 days.  Here are the condos sold at Russell Place in 2013-2014:

  • A 3 bedroom, 2.5 bath, 2077 sq.ft. condo sold for $615,000 in 2013
  • A 2 bedroom, 2.5 bath, 1422 sq.ft. condo sold for $476,000 in  2014
  • A 2 bedroom, 2 bath, 1931 sq.ft. condo sold for $580,000 in 2014
  • A 3 bedroom, 2.5 bath, 1927 sq.ft. condo sold for $593,000 in 2014

Arlington Neighborhoods – Kelwyn Manor

History of Kelwyn Manor

Kelwyn Manor Arlington MAKelwyn Manor is one of Arlington’s most distinctive neighborhoods.  Kelwyn Manor is sited on land that sits between Lake Street and Spy Pond in Arlington, Massachusetts.

Neighborhood development began in 1938 when the Kelly Coal Company began building the first of 194 houses on the 39 acre former Wyman farm.  The name “Kelwyn” is  a contraction of the two names: “Kelly” and “Wyman”.  Houses in the development originally were priced between $6,000 and $8,000.

The Arlington Historical Commission, in minutes from a 2003 meeting, notes that “the unprecedented scale of this subdivision, and the nearly uniform use of period Colonial Revival style, make Kelwyn Manor unique in Arlington’s emergence as a suburban community.”

Houses in Kelwyn Manor Arlington MAKelwyn Manor is close to the Minuteman Bike Path, the Capital Theatre, and of course Spy Pond. The neighborhood has a private beach on Spy Pond and a park with playground.  Route 2 is nearby and provides quick and easy access to Boston and Cambridge or to routes 95 and 128.

Voluntary annual dues for membership in the Kelwyn Manor Association are $25 for each member of the household 18 years of age or older.
