10 Chester St Cambridge Condos

The condos at 10 Chester Street in Cambridge are in one of the handsomest Victorian buildings in town, the Chester Kingsley House.  10 Chester Street was added to the National Register of Historic Places in 1982.  It is a beautifully preserved Queen Anne Victorian with a corner turret and exterior ornamentation intact.

Today the building houses seven condominiums.  Chester Street is a popular location – just off Mass Ave, not far from Porter Square, with the heart of Davis Square at the other end of the street.

History of 10 Chester Street Cambridge

10 Chester Street was built for Chester W. Kingsley in 1866.  Kingsley was a self-made man whose successes came in banking and business.  He paid his way through school by doing odd jobs, began his banking career as a messenger, and made his fortune in the wholesale provision business.

In an 1898 article in the New York Times about Kingsley’s charitable bequests, Chester Kingsley describes his attitude towards money with this: “I don’t smoke, because I have always felt that every cigar was burning up the price of a loaf of bread.”  His successes and frugality enabled him to donate large sums to a variety of educational institutions.

Kingsley died on January 1, 1904.   The house was converted to a nursing home in 1913 and an addition put on the back.  In the 1960s it became an apartment building. In 1983 it was restored and converted to condominiums.  Beautiful original details including ornamental moldings, paneling, fireplaces, a handsome paneled staircase and magnificent front door with stained glass windows have been preserved.

Details Matter

A Lincrusta wallcovering pattern

A Lincrusta wallcovering pattern

It’s a slow time of the year for new real estate listings.  Many sellers wait until after Labor Day to bring their properties on the market.

So it was a pleasant surprise to have some really super listings on our office tour this Wednesday.

One property was the star of the day for me.  It’s a truly magnificent townhouse condo at 52 Wendell Street just listed for $1,665,000.  One of two units in a large 1880 house in the Agassiz neighborhood, the condo is a splendid mix of original detail and fabulous updates.  It’s very spacious – over 3,000 sq.ft. – and opens from the kitchen /family room to a very nice private backyard.

We see so many renovated places that all look alike that it’s hugely refreshing to see a place renovated with real style and attention to detail.  At every turn, 52 Wendell offers finishes, fixtures and details that delight the most discriminating buyer – or agent!

I was really happy to see that the renovation included – in a kitchen with gorgeous, high end appliances and fixtures – real linoleum floors.  Linoleum is a green choice – it’s made of materials that include linseed oil and crushed cork – and a comfortable one for a kitchen.  It makes so much more sense than wood that won’t hold up or tile that’s hard on your feet and back.  It was great to see it used in this setting.

Linoleum is still manufactured and can be obtained from companies that include Armstrong and Forbo.  I’ve had the Forbo linoleum samples for years with the idea that I’ll install it in my next kitchen redo.  My only wish is that they would bring back some of the wonderful, vintage colors.  I visited a house in Melrose recently that had the most scrumptious minty green linoleum floor – still in perfect condition some 70 years after it was installed.

The other finish that caught my eye at 52 Wendell was the Lincrusta or Anaglypta wall covering that’s used in a half bath and a hallway. It’s another old-is-new-again touch I’ve meant to use in my home.

It’s the details that make a property stand out.  Hurrah for a renovation with real style!  Here’s more info about 52 Wendell Street and a link to a photo gallery.   Believe me, it’s even better in person.

New Condos at 7 Cameron Ave Cambridge

From Rounder Records to 7 Cameron

From Rounder Records to 7 Cameron

Finally an answer to what’s happening at the old Rounder Records and Fort Apache Studios site – condos are coming.

The lot at the corner of Cameron Ave and Camp Street adjacent to the bike path has been empty since the former home of Rounder Records was torn down.  Building – or at the least very beginnings of it – has started.

Oaktree Development is building out the site.  The condo development has been designed by Davis Square Architects – aptly named since Davis Square is just minutes away.

The site has multiple addresses: 2419 Massachusetts Ave, 1 Camp Street and 7 Cameron Avenue, Cambridge.  The new condo building will be known as “7 Cameron”.

7 Cameron Ave Details:

  • 37 1 and 2 bedroom condos
  • Energy Star appliances
  • In-unit washer/dryer
  • Walk-in closets
  • High efficiency HVAC systems
  • Some units have a private patio or balcony
  • Garage parking
  • Option for a fireplace
  • Common elements include a roof deck, patio, bike storage, fitness room and function room

Oaktree Development has built a number of very nice condo buildings around Cambridge.  Judging from the utility bills I saw at 369 Franklin Street when I sold two condos there, the new residents at 7 Cameron Avenue can anticipate having amazingly low utility costs.

Other Oaktree Development projects in Cambridge include:

  • Richdale Place at 113 Richdale Ave at the corner of Walden
  • 369 Franklin Street in Central Square
  • Bay Square at 950 Mass Ave near Harvard Square
  • Cambridge Cohousing on Richdale Ave

Occupancy at 7 Cameron Ave Cambridge is anticipated in Spring – Summer 2012.  Given the building’s proximity to the bike path and to Davis Square these condos are bound to be popular with Cambridge real estate buyers.

The townhouse condos at 57-59-61 Kinnaird Street in the Riverside neighborhood of Cambridge MA are excellent examples of the recently built townhouses that can be found around Cambridge.

The Kinnaird Street townhouses were designed by Cambridge architect, Joseph S. Artley, and built in 1999.  Artley also designed the Brookford Street lofts in North Cambridge.

There are two large townhouses with three bedrooms and a smaller two-bedroom unit.  The townhouses have high end finishes, soaring spaces, central air conditioning and garage parking.

The Riverside neighborhood provides proximity to Harvard Square, the Charles River, Central Square and MIT.

New Cambridge and Somerville Real Estate Listings

369 Franklin Street #202 in Cambridge MA

369 Franklin Street #202 in Cambridge MA

In my book, the star of our weekly tour of new Cambridge and Somerville real estate listings this week was 369 Franklin Street, a condo near Central Square new to the market at $459,000.

Now, granted,  I’m biased since this is my new listing – but the condo is a standout.  It’s in a luxury building built in 2003 and has two bedrooms and two full baths, including a master bath.  The condo is bright and sunny with an open layout and a gorgeous kitchen.  Building amenities include an elevator, garage parking, a big backyard with patio for grilling, and an exercise room with city skyline views.

Franklin Street is a tree-lined side street that parallels Mass Ave.  The Red Line T station and Central Square are just blocks away.  Harvard Square, MIT and Boston’s Back Bay are close by.

I’ll be hosting an open house at 369 Franklin Street on Sunday, June 5, 2011 from 1 – 2 pm.

Our Wednesday tour had something for buyers in all price ranges.  We toured properties ranging from an East Cambridge one-bedroom listed for $249,900 to a single family near Brattle Street listed for $3,500,000.

The East Cambridge one-bedroom condo was at 180 Third Street, Cambridge.  It was bright and cheery and is convenient to both the Red and Green Lines.   180 3rd Street is listed at $249,900.

On the other end of town, in Porter Square, we toured a townhouse at 12 Mount Vernon Street in Cambridge on Avon Hill in Porter Square. The townhouse has three bedrooms, two baths, garage parking, and two decks.  It’s new to the market at $875,000.

Single family home buyers will want to check out 29 Belmont Street in Somerville.  This house on Spring Hill, not far from Porter Square, is very charming.  It was a long tour and we enjoyed a break sitting in the inviting living room before continuing on our tour.  The house is sure to be popular at $499,000.

13 Kennedy Road in Cambridgeis tucked away off Brattle Street.  The many large windows in this modern house, designed by architect James Freeman in 1963, take full advantage of the large private lot.  Surrounded by so much greenery it’s hard to imagine you’re so close to Harvard Square.  This very special house is listed for $3,500,000.

Click on any of the small photos below for additional photographs and more details.  If you’d like to take a look at any of these new Cambridge and Somerville real estate listings or want more information, send me an email or give me a call at 617-504-1737.
