Now that the real estate sales figures are in let’s take a quick look at how the  Arlington MA real estate market fared in June 2009. 

Properties Currently on the Market in Arlington Massachusetts

129 residential properties were on the market in Arlington on June 30, 2009.  Homes were priced between $174,900 and $1,095,000. Average days on market was 73.

June real estate sales in Arlington reflect properties where sellers accepted offers some six to eight weeks before the closing.

56 homes sold  in Arlington during June with an average sales price of $449,966 and a median sales price of $434,500. The average days on market was 61.

27 Arlington single family homes sold in June for sale prices from $365,000 to $822,000.  The median price for a single family house sold in June was $510,000.  Average days on market was 49.  Houses sold for an average of 99% of list price.

24 condos sold in June. The least expensive condominium sold for $142,500.  The most expensive Arlington condo sold in June for $645,000.  The median price paid for a condo was $345,050.  Arlington condos sold for an average of 98% of the asking price.  Condos were on the market for an average of 81 days.

multi-family properties sold during June.  Sale prices for multi-families ranged from $410,000 to $674,000.  Multi-families sold for an average of 99% of asking price and were on the market an average of 29 days.

Total Arlington residential real estate sales volume closed in June was $25,198,100.

Arlington MA has seven elementary schools and the location of the house that you buy will determine where your kids go to school.  Arlington has become a very popular town for real estate buyers and demand for single family houses continues unabated with many houses receiving multiple offers and selling for over the asking price. 

In the last twelve months 206 single family homes sold in Arlington Massachusetts.  Houses sold for an average of 98% of asking price and sales prices ranged from $210,000 to $1,350,000.  In Arlington the average sales price for a single family home sold in the last twelve months was $511,371 and the median sales price was $458,500.

I decided to look at the sales breakdown by school district.  This isn’t meant to suggest that school district is the only factor impacting sales price in a neighborhood.  Some school districts include large numbers of more modest homes while another school district might have a concentration of large, expensive homes.  But it’s interesting to look at the breakdown and if you’re limiting your search to several school districts or to one particular district, it’s helpful to have some idea of average home prices in the school district.

The Bishop School district includes much of the Morningside neighborhood, houses in Arlington Center, Jason Heights and the Pleasant Street Historic District.  In the last twelve months:

  • 39 houses sold
  • for sales prices between $330,000 and $1,350,000
  • median sales price in the Bishop School district - $592,500
  • average sales price in the Bishop School district – $656,580

The Brackett School district includes parts of Arlington Heights and the area near Menotomy Park and Skyline Park.  This area continues to be very popular with Arlington real estate buyers – more than half of the houses sold in the Brackett school district sold for over asking in the last year. 

  • 33 houses sold in the Brackett School  district in the last 12 months
  • for prices ranging from $307,000 to $840,000
  • median sales price in the Brackett School district – $487,500
  • average sales price in the Brackett School district – $494,267

The Dallin School district includes part of Arlington Heights and also encompasses the Arlmont neighborhood, the small piece of Arlington beyond Route 2 that abuts Belmont.  In the last 12 months:

  • 46 houses sold in the Dallin School district
  • for prices ranging from $322,500 to $840,000
  • median sales price in the Dallin School district – $447,500
  • average sales price in the Dallin School district – $478,408

The Hardy School district includes part of East Arlington, Kelwyn Manor, and the neighborhood near the Capitol Theatre.  In the last 12 months:

  • 14 houses sold in the Hardy School district
  • sale prices ranged from $370,000 to $1,009,597
  • median sales price for a house sold in the Hardy School district – $444,950
  • average sales price in the Hardy School district – $543,499

The Peirce School district includes neighborhoods near Summer Street and Forest Street, the Mt Gilboa neighborhood, and streets near the Arlington Reservoir.

  • 28 houses sold in the Peirce School district in the last 12 months
  • for prices between $325,000 and $685,000
  • median price in the Peirce School district – $404,000
  • average price in the Peirce School district – $415,211

The Stratton School district includes part of the Morningside neighborhood, and neighborhoods near Summer Street, Overlook Road and Ronald Road.  In the last 12 months:

  • 30 houses sold in the Stratton School district
  • for prices between $210,000 and $1,050,000
  • median sales price in the Stratton School district – $455,000
  • average sales price in the Stratton School district – $500,080

The Thompson School district includes part of East Arlington by Broadway, streets near the Mystic Valley Parkway, and houses in Arlington Center.  In the last year:

  • 16 houses sold in the Thompson School district
  • for prices between $279,000 and $874,000
  • median sales price in Thompson – $ 448,500
  • average sales price in Thompson – $470,469

Arlington Real Estate Market – Real Estate Sales in April 2009

Arlington Massachusetts Real EstateThe Arlington real estate market continues to hum along.  While inventory has increased from last month many properties continue to sell very quickly and more than twice as many properties closed in April than did in March.

28 properties sold (closed) in Arlington during April with an average sales price of $445,846.  The median sales price was $415,500. Average days on market was 77.

13 Arlington single families sold in April.  The least expensive sale was for $380,000. The most expensive house sold for $840,000. The median price for a single family house was $564,000.  Average days on market was 60.  Houses sold for an average of 97% of asking price.

14 condominium sales closed in April. The least expensive condominium sold for $175,000.  The most expensive Arlington condo sold in April closed for $678,000.  The median condo sales price was $319,500.  Condos sold for an average of 98% of the asking price.

Russell Place Condos – Arlington MA Condominiums

Russell Place Arlington MARussell Place is a condo development built in 2002-2003 (several units were completed in 2004) in Arlington, Massachusetts.  Conveniently located in downtown Arlington on a side street that has some wonderful antique houses, Russell Place consists of forty condos in wood clad townhouse-style buildings.  The popular Minuteman Bike Path runs alongside the complex.

There are a variety of floorplans available in units at Russell Place.  Large three-level townhouses have garage bays underneath with additional driveway spaces, some units are primarily on one level with loft-style rooms above, other flats have finished lower level space.  Features available in some units include fireplaces, skylights, cathedral ceilings, and decks or porches.  The units have central air conditioning and varying levels of finishes in the kitchens. Some have hardwood floors throughout, others have a combination of wood floors and carpet.

Recent Sales at Russell Place Condominiums

There have been a number of resales at Russell Place since the majority of the condos were first sold in 2003.  Condominium sales since 2005 have ranged from $350,000 to over $600,000. 

Information about recent sales at Russell Place follows.  Data includes asking price, sale price, original price when the unit was first sold, and date of sale.  Garage parking is noted by a “G” and a plus sign indicates that there is additional driveway parking.

11 properties sold (closed) in Arlington during March with an average sales price of $411,409.  The median sales price was $385,000. Average days on market was 57.

Arlington Neighborhoods – Kelwyn Manor

History of Kelwyn Manor

Kelwyn Manor Arlington MAKelwyn Manor is one of Arlington’s most distinctive neighborhoods.  Kelwyn Manor is sited on land that sits between Lake Street and Spy Pond in Arlington, Massachusetts.

Neighborhood development began in 1938 when the Kelly Coal Company began building the first of 194 houses on the 39 acre former Wyman farm.  The name “Kelwyn” is  a contraction of the two names: “Kelly” and “Wyman”.  Houses in the development originally were priced between $6,000 and $8,000.

The Arlington Historical Commission, in minutes from a 2003 meeting, notes that “the unprecedented scale of this subdivision, and the nearly uniform use of period Colonial Revival style, make Kelwyn Manor unique in Arlington’s emergence as a suburban community.”

Living in Kelwyn Manor

Houses in Kelwyn Manor Arlington MAKelwyn Manor is close to the Minuteman Bike Path, the Capital Theatre, and of course Spy Pond. The neighborhood has a private beach on Spy Pond and a park with playground.  Route 2 is nearby and provides quick and easy access to Boston and Cambridge or to routes 95 and 128.

Voluntary annual dues for membership in the Kelwyn Manor Association are $25 for each member of the household 18 years of age or older.

91 properties were on the market in Arlington on February 28, 2009. The lowest priced property was listed for $137,500, the most expensive for $1,199,000. Average days on market was 103.

16 properties sold (closed) in Arlington during February with an average sales price of $539,256.  The median sales price was $515,000. Average days on market was 107.

7 Arlington single families sold in February.  The least expensive sale was for $340,000. The most expensive house sold for $1,009,597. The median price for a single family house was $575,000.  Average days on market was 168.  Houses sold for an average of 100% of asking price.

7 condominium sales closed in February. The least expensive condominium sold for $158,000.  The most expensive Arlington condo sold in February closed for $525,000.  The median condo sales price was $425,000.  Condos sold for an average of 96% of the asking price.

2 multi-family sales closed in February, one for $570,000 and one for $700,000. The two multi-families sold for an average of 95% of list price.  Average days on market was 18.

Condos, Condos Everywhere – Arlington Condominiums

New residents of Arlington, MA are drawn to the town for its restaurants and shops, the parks, the Minuteman Bike Path, the proximity to Boston and more. Not quite the suburbs – not quite the city – just right for many. And if you’re in the market for a condo, Arlington has a wide variety of choices.  Here’s an idea of some of the condominiums you’ll find in Arlington, Massachusetts.

Classic Brick Buildings

The Irvington on Pleasant Street and the condos at 230 Massachusetts Avenue are two examples of classic early 1900s buildings that were converted to condominiums.  The units are charming with high ceilings, hardwood floors, period detail and even, at the Irvington, fireplaces.  A one-bedroom unit was recently listed at 230 Mass Ave for $229,900.  The most recent sale at the Irvington was five-room, two-bedroom condo that sold for $400,900 in 2006.

Arlington also has two old brick school buildings that have been converted to condominiums – the Cutter School on School Street and the Locke School on Park Avenue.  The Cutter School was converted to condos in the 1980s and many of the units have interesting layouts. A two-bedroom at the Cutter School closed for $380,000 in Fall 2008. Many of the units at the Locke School have super high ceilings and those amazing, large schoolhouse windows. A one-bedroom condo with renovated kitchen sold for $315,000 in 2008.

Arlington Condo Buildings from the 1960s to the 1980s

Arlington has a number of good-sized condominium complexes in buildings that date from the 1960s to the 1990s.  Many of the buildings have elevators, most have parking. Some can seem a bit dated but are still on the modern end of the spectrum of Massachusetts housing.  In Massachusetts “modern” can often mean the 1970s when compared to much of the housing stock.  Some of the choices include:

Colonial Village was built as apartments in the early 1960s and is close to Arlington’s swimming hole -the Arlington Reservoir or “Res”.  There are 144 one and two-bedroom condos spread out in a dozen buildings (12 x 12 – a gross!).  A two-bedroom with the original kitchen and bath sold quickly – it closed 20 days after it was listed - for $158,000 in 2009. Looks like that was a bargain – other units on the second or third floor have sold for more.  The complex has an outdoor pool and parking.

The Brentwood in Arlington Center was built in the 1970s and has more than 100 units.  A 4th floor one-bedroom condo at the Brentwood is currently listed for $199,000.  The lobby has a retro feel and there’s an elevator in the building.

The Millbrook Condominiums were built in 1971 and are on Mass Ave not far from the Blue Ribbon Diner. The association consists of two buildings – one in front with traditional layouts and balconies and another set back from the street with loft-style units. These condos have a two-story living room and stairs to a balcony bedroom with adjacent bath. I’ll never forget my first visit to the Millbrook Condominiums.  It was spring and though the sliders were all closed the sound of the rushing water from the brook was mesmerizing.  It reminded me of one of my favorite stream-side camping sites from childhood and I was sold – someday I’ll sell all my stuff and retire to a one-bedroom at the Millbrook.  A brook-side unit sold for $235,000 in 2008.

The Spy Pond Condominiums on Hamilton Road were built in the 1980s.  The condo buildings are flanked by the bike path on one side and Spy Pond on the other. Pond-side units have beautiful views of the lake and picnic tables for residents sit by the shore. The most recent sale was a one-bedroom on the bike-path side that sold for $207,000 in 2008.  The last pond-side penthouse two-bedroom to come on the market sold for $535,000 in 2005.

Watermill Place was built in 1988 and has over 100 units.   These condos have central air conditioning, in-unit laundry, garage parking for many units, and a fitness room with exercise equipment.  Two Watermill Place condominiums are currently on the market – a one-bedroom for $259,000 and a two-bedroom for $319,900.

Condominiums in Multi-Family Buildings

Many of Arlington’s condominiums have been created by converting multi-families into condos.  Condo buyers will find varying levels of quality in these units – some will be close to rental quality, some have undergone modest renovations, and others have been gutted and renovated with quality finishes.  These buildings were usually constructed between the mid to late 1800s through the 1930s but renovations can transform them into units that will meet the standards of buyers who prefer more modern condos styles and amenities.   Condos in two and three unit wood frame buildings typically have between two and four bedrooms, with the larger units usually found on the second and third floors of two-families.   The diversity of quality and size is reflected in the sales prices which ranged in 2008 from $193,500 to $725,000.

New Construction – Arlington Adds to the Condo Inventory

The real estate boom of the last few years meant that a number of new condo developments were built in Arlington.  New condo complexes include:

Russell Place is a forty-unit development built in 2002 in Arlington Center near the bike path.  There’s a variety of styles among the units – townhouses, flats and lofts. A two-bedroom, 2.5 bath townhouse sold in 2008 for $530,000.

Avenue 264, a 27-unit condo building, was built on Massachusetts Avenue near the Capitol Theatre in 2005. The building has an elevator and the condos have central a/c, hardwood floors, in-unit washer/dryer, and garage parking.  A two-bedroom, two-bath condo sold in 2008 for $415,000.

A few blocks further down Mass Ave at the corner of Mill Street a development of 19 free standing townhouse condos, Heritage Square, was built in 2004. A three-bedroom townhouse on Mass Ave sold for $610,000 in 2008 and earlier in the year a larger unit on Mill Street sold for $675,000.
