Here’s a quick look back at Arlington homes sold in August 2010.
Arlington Real Estate On The Market
There were 134 Arlington homes for sale on August 31, 2010 priced from $135,900 to $1,350,000. Average days on market for these properties was 96. There are significantly more properties for sale in Arlington than were on the market at this time one year ago when just 97 homes were listed for sale.
Arlington Home Sale Activity – August 2010
60 Arlington homes sold in August – 30% more than sold last month. The median price paid in August 2010 was $499,500. Homes sold on average for 98% of the asking price.
29 single family houses sold in August for prices ranging from $265,000 to $905,000. The median price paid was $536,000. Houses were on the market an average of 52 days and sold on average for 99% of the list price.
26 condos sold in Arlington in August 2010 for prices from $205,000 to $671,500. The median sales price was $427,500. Condominiums sold for an average of 98% of the list price and were on the market an average of 74 days.
5 Arlington multi-family houses sold in August for prices between $600,000 and $775,000. These properties were on the market an average of only 17 days and sold on average for 98% of asking price.
Total value of Arlington Home sales in August 2010 was $30,478,750.

Here’s a quick recap of Cambridge home sale activity in August 2010. Sales were up significantly over July’s numbers – showing that one month’s numbers do not make a trend despite the media’s rush to judgement.
Cambridge Real Estate On the Market – August 31, 2010
On August 31, 2010 there were 319 residential properties listed for sale in Cambridge priced from $170,000 to $4,000,000. The median asking price was $499,000. Properties had been on the market an average of 119 days.
Cambridge Home Sale Activity – August 2010
111 homes sold in Cambridge during August 2010 – an increase of more than 10% over July’s sales when 98 properties sold. Sales prices ranged from $213,000 t0 $4,250,000. These properties had been on the market an average of 61 days. August 2010 sales numbers were down significantly from August 2009 when 127 properties sold.
16 single family houses sold in August 2010 for prices ranging from $380,000 to $2,120,000. Average days on market was 85 and these houses sold on average for 98% of asking price. The median sales price was $832,500.
85 condos sold in Cambridge in August for sales prices from $213,000 to $4,250,000. The median condo sales price was $457,500. Condos sold on average for 97% of the asking price and were on the market an average of 80 days.
10 multi-family houses sold in August. Sales prices ranged from $350,000 to $1,250,000. Average days on market was 90.
The total value of Cambridge homes sold in August 2010 was $68,150,670.

Cambridge In the Revolution Cell Phone Tour
Cambridge In the Revolution Cell Phone Tour After growing up in Concord I have to confess it’s easy to lose track of the impact of the American Revolution on other Massachusetts cities and towns.
Lately, most recently at the Cambridge Discovery Days in August, I’ve been learning more about Revolutionary War events in Cambridge. Cambridge was occupied twice by troops – first by the Continental Army and then by the British.
Now it’s possible to learn about Cambridge in the Revolution any time you want. Thanks to a project of the Cambridge Historical Society a cell phone tour of Cambridge sites impacted by the Revolutionary War is available.
You can download the tour map online and then while walking past the Cambridge sites call the tour number – 617-517-5990 – from your cell phone for recorded narratives about each site and its role in the Revolution.

84 residential properties were on the market in Belmont, MA on August 31, 2010 priced between $155,500 and $1,975,000. These properties had been on the market an average of 98 days. The number of homes for sale in Belmont is down 18.5% from the same time last year when 103 properties were listed for sale in Belmont.

28 homes sold in Belmont during the month of August 2010. Properties sold in August had been on the market an average of 82 days and sold for an average of 96% of asking price.
14 single family houses sold in August for sale prices between $490,000 and $2,400,000. The median price was $700,000. Average days on market was 56 and houses sold for an average of 95% of asking price.
9 condos sold in Belmont in August 2010 for prices between $204,500 and $995,000. The median price paid was $340,000. Condos sold for an average of 98% of the asking price.
4 multi-family properties sold last month for prices from $459,000 to $640,000. These properties had been on the market an average of 145 days and sold for 97% of asking price.
Total value of Belmont homes sold in August was $19,927,900.

Watertown Home Sale Report – August 2010
Here’s the first of the monthly real estate reports – a rundown of Watertown real estate sales for August 2010. Closed sales were down significantly in Watertown when compared to sales in August of last year.
Watertown Homes On the Market
139 Watertown homes were listed for sale in the MLS on August 31, 2010 priced between $199,900 and $1,575,000. That’s a 22% increase in inventory from this time last year when 114 properties were on the market in Watertown at the end of August.

Found Magazine – Website Wednesday
Found Magazine – Website Wednesday I found this drawing in my driveway and it reminded me of one of my favorite websites – Found – the website for Found Magazine.
The drawing is the classic child’s version of a house – a square with a triangle on top. In real life it’s a very appealing house silhouette. I had to chuckle when I looked closely at the drawing – figures in the age of McMansions that a kid would draw a two-story house – mine never had an upper floor.
The Found website highlights things people find that give us a glimpse into other people’s lives – notes, letters, doodles, grocery lists… The best are truly hilarious.
I first heard Found’s founder, Davy Rothbart, on NPR years ago. The story of his first find is on the website – a rant left on his windshield, clearly meant for someone else. That note led to collecting more found notes, etc. from friends and eventually snowballed into a magazine, books, a website, and readings around the country.

Count Rumford House In Woburn
Count Rumford House in Woburn Driving by the red Colonial on North Street in Woburn I couldn’t help but notice the large sign on the house’s wood shingled roof – “Count Rumford Birthplace“.
Count Rumford House Museum
Like many, I knew of Count Rumford from the Rumford fireplace but had no idea he had local connections. Turns out there’s lots more to know.
Benjamin Thompson, who was to become Count Rumford, was born here at 90 Elm Street in Woburn, his grandfather’s house, in 1753. The house is a National Historic Landmark and is owned and maintained by the Rumford Historical Association.
This isn’t a house museum per se though old house enthusiasts will appreciate seeing the well preserved Colonial which dates from about 1714. The Rumford Historical Association was formed in 1877 in an effort to save and maintain the house. That’s very early for a historic preservation effort and a testament to Rumford’s influence and reputation.
Benjamin Thompson must have been a very charismatic man as well as a brilliant one. His list of accomplishments is long and many of his successes came at a very young age. A Loyalist, he moved to England in 1776. There he prospered – serving in the military, gaining reknown for his scientific work, and receiving several honors – he was knighted in 1781 and became a Count of the Holy Roman Empire in 1792.
The Count Rumford House is a treasure trove of information about the colorful Count Rumford and related memorabilia. There are a number of models of Rumford’s scientific inventions and the house is a fun visit for kids who appreciate science or history. You’ll also get an interesting overview of Woburn history during the tour.
Count Rumford Museum and Birthplace is usually open from 1 to 4:30 pm on Saturday and Sunday. It’s a good idea to call ahead and confirm. The phone number is 781-933-4976. Admission is free but donations are welcomed.
