Somerville Real Estate Sold In May 2010
Here’s the last of the monthly real estate reports with a quick look at the Somerville real estate sold in May 2010.
Somerville Real Estate on the Market
271 residential properties were listed for sale in Somerville in the MLS on May 31, 2010 for asking prices between $159,000 and $1,600,000. Average days on market for these properties was 98.
Somerville Real Estate Sold in May 2010
65 residential properties sold in Somerville in May. The median sales price last month was $370,000.
4 Somerville single family houses sold last month for prices between $235,000 and $756,000. The median sales price was $457,450. Three of the four sold for over the asking price.
38 condos sold in Somerville during May for prices from $150,000 to $660,000. These condominiums were on the market an average of 77 days. The median condo sales price was $312,250. On average, condos sold for 98% of the asking price.
It was a big month for multi-family sales – 23 multi-families sold during May for prices from $252,000 to $765,000. The median sales price was $485,000. On average, multi-families sold for 96% of the list price and were on the market 96 days.
Total value of Somerville real estate sold in May 2010 was $25,858,632.

Tree Branch Pickup In Arlington
Tree Branch Pickup In Arlington
Last Sunday’s brief but intense storm on June 6th caused devastating damage to local trees.
In East Arlington, near Spy Pond, 21 street trees were toppled. Large branches were down everywhere you looked.
It’s always a challenge as a homeowner to get rid of large branches. Yard waste gets picked up but there are limits on the size of branches you can put out at the curb.
In response to this unusually destructive storm the Town of Arlington will remove downed branches that East Arlington homeowners bring to the curb until June 21, 2010.
The town will be picking up the branches that fell on public ways and in private yards.
The collection of downed branches will cover all of Arlington east of Medford Street and Pleasant Street (Route 60).
The DPW asks that homeowners do not block the sidewalks with branches.
Homeowners do not need to call for tree branch pickup. Public Works will be patrolling for collection through June 21st.
Medford Real Estate Sold In May 2010
Here’s a quick look back at the Medford real estate sold in May 2010. Keep in mind that sales that closed in May were properties that went under agreement on average 6 – 8 weeks before while it was possible to qualify for the homebuyer credit. May and June sales are likely to reflect a sizable bump from the credit.
Real Estate On the Market in Medford
On May 31, 2010 160 Medford properties were on the market priced between $180,000 and $859,000. These properties had been on the market an average of 106 days.

40 homes sold in Medford during May 2010. The median sales price was $340,063. Properties had been on the market an average of 83 days and sold for an average of 97% of the asking price.
17 single family houses sold in May for sales prices between $245,000 and $515,000. The median sales price for a single family home was $338,000. Houses were on the market 78 days on average and sold for an average of 98% of the asking price.
20 condos sold in Medford last month priced between $168,000 and $459,000. The median condo sales price was $317,000. Condominiums sold for an average of 97% of the list price and were on the market an average of 89 days.
Just 3 multi-family houses sold during May in Medford for $399,000, $440,000 and $455,000. The properties sold for an average of 97% of asking price. Average days on market was 74.
Total value of Medford real estate sold in May was $13,767,325.

Asian Longhorned Beetle Presentation
Asian Longhorned Beetle Presentation All of the downed trees from Sunday’s wild storm remind me of how important urban trees are to our daily happiness.
It seems that the enemies of trees are growing in number – foes of longstanding like lightning and wind are joined by homeowners who don’t like to pick up branches or are afraid of the trees in their yard. I cringe when I hear the sound of a saw in the neighborhood – fearing that another tree is about to be felled.
Add the Asian Longhorned Beetle to the list of things we tree huggers have to worry about.
On Wednesday night the Somerville Garden Club is sponsoring a presentation by horticulturist Debra Elson on the Asian Longhorned Beetle and other pests that damage or kill trees.
A video, “Lurking In the Trees”, about the devastation the beetle caused in Worcester will be shown. Elson will also discuss the Hemlock Wooly Adelgid, Winter Moth, Eastern Tent Caterpillar, and Gypsy Moth Caterpillar.

The real estate market is still hopping so it’s a challenge to get time to pull together these reports. But with some late night blogging here’s the scoop on Arlington real estate sold in May 2010.
Arlington Real Estate On The Market
124 homes were listed for sale in Arlington MA on May 31, 2010 priced from $129,000 to $1,060,000. Average days on market for these properties was 88.

63 Arlington homes sold in May. The median price paid was $415,000. Homes sold on average for 98% of the list price.
33 single families sold in May for $260,000 to $862,500. The median price paid was $488,000. Houses were on the market an average of 61 days and sold on average for 97% of the asking price.
26 condos sold in Arlington MA in May 2010 for prices from $162,500 to $556,100. The median sales price was $369,500. Condominiums sold for an average of 98% of the asking price and were on the market an average of 38 days.
4 Arlington multi-family houses sold in May for prices between $409,000 and $550,000. These properties had been on the market an average of 137 days and sold for an average of 100% of asking.

On May 31, 2010 there were 426 homes listed for sale in Cambridge Mass. Asking prices ranged from $162,500 to $4,500,000. The median asking price was $529,450. Properties had been on the market an average of 90 days.
Cambridge Real Estate Sold in May 2010
75 homes sold in Cambridge during May2010 for prices from $230,000 t0 $2,355,000. These properties had been on the market an average of 75 days.
7 single family houses sold in May 2010 for prices ranging from $644,500 to $2,355,000. Average days on market was 76 and these houses sold on average for 104% of asking price. The median sales price was $1,237,500.
Condominiums made up the bulk of sales with 65 condos sold in Cambridge in May for sales prices from $230,000 to $1,560,000. The median condo sales price was $412,000. Condos sold on average for 98% of the asking price and were on the market an average of 77 days.
Just 3 multi-families sold in May – one in the $500,000s and two in the $700,000s. Average days on market was just 32.
The total value of Cambridge real estate sold in May 2010 was $42,239,155.
