Belmont Mass Real Estate Activity – February 2010 It’s March already – complete with snow falling on forsythias today. Here’s a look at last month’s real estate activity in Belmont, Mass.
Belmont Homes On The Market:
65 homes were listed for sale in Belmont on February 28, 2010 for prices ranging from $159,900 to $2,275,000. Homes had been on the market an average of 172 days.
Belmont MA Real Estate Sales in February 2010:
9 homes sold in Belmont in February. Properties had been on the market an average of 145 days and sold for an average of 100% of the asking price.
4 single family homes sold in February for prices from $440,000 to $654,000. The median sales price was $602,500. Houses were on the market an average of 70 days and sold for an average of 97% of asking price.
4 Belmont condos sold in February 2010 priced betwee $375,000 and $790,000. The median price was $485,800. Condominiums sold for an average of 97% of list price.
1 multi-family property sold last month. It was a bank-owned two-family. The asking price was $349,900. The sales price was $425,000.
Total value of Belmont MA real estate sold in February was $4,860,600.

Highland Terrace – 36 Highland Ave Cambridge
Highland Terrace at 36 Highland Avenue in Cambridge MA is a 49-unit condo building. Built in 1940, it’s distinctive Art Deco architecture is unique in Cambridge condominium buildings. Rich in well preserved architectural detail, the building is a visual treat.
The five-story brick building is located on a pretty tree lined Mid-Cambridge street close to Harvard, Inman and Central Square.

Remembering Don Kent – Weatherman, Local Institution
Remembering Don Kent – Weatherman It’s a sad day in the Bolton house today and a sad day in many Massachusetts households. One of our favorite citizens, Don Kent, passed away last night at the age of 92. Don Kent was a meteorologist for 34 years for WBZ radio and TV. But he was much more than that.
My dad is the kind of guy they invented the Weather Channel for. He’s been obsessed with the weather since he was a young boy, filling small notebooks with daily weather observations.
In our house, the weather report was (and is!) sacred time. No talking at the table was allowed during the weather. Speak at your peril.
And for years it was Don Kent who gave the forecast. He was the weatherman on Channel 4 from the 1950s to 1983. He set the standard for weather reporting and was hugely popular in Massachusetts. He was a weather buff’s weatherman.

In our family Don Kent was revered. A story that we still tell gives some idea of how big a part he played in our daily life for decades.
I was a baby – about a year and a half old. My grandparents were over for a visit and I was in my bedroom, babbling. My grandfather, asked “What’s she saying in there? Don Kent! Don Kent!”?
Though I would come to know and love our favorite weatherman I wasn’t that precocious. I was calling “Down crib! Down crib!”.
But to my grandfather, who well knew how important the weather was to his son-in-law, it made all the sense in the world that his small granddaughter was invoking the name of our local weatherman.
I had planned to write Mr. Kent to tell him that story and yet regretfully I never did. My sympathies to his family. I hope they know how much he meant to so many.

138-140 Huron Ave in Cambridge MA is a 12-unit building built in 1888 that was renovated and converted to condos in 2003.

C.S. Manegold Speaks In Newton About Ten Hills Farm
C.S. Manegold, author of the new book, Ten Hills Farm: The Forgotten History of Slavery In the North, will speak tomorrow night, Monday, March 1st, in Newton.
The talk is part of the lecture series Encountering Slavery and Race in New England and is funded by the Foundation for Racial, Ethnic & Religous Harmony.
Ten Hills Farm was a six-hundred acre farm that stretched across parts of Medford and Somerville. The farm was owned by three families – the Winthrops, the Ushers, and the Royalls – all of whom owned slaves are were tied to the slave trade. The Royall House and slave quarters, built in the 1730s, is close to Medford Square.

Glass Factory Condos – 169 Monsignor O’Brien Highway
The Glass Factory at 169 Monsignor O’Brien Highway in Cambridge is an eight-story building with 104 condos. The condos were renovated in 2004 when the building was converted from apartments. There are two-room studios, one and two-bedroom condos.
While the name suggests that the building was used as a factory of some sort I haven’t been able to document that. Records show that the building was originally an office building built in 1925, owned by the Boston and Maine Railroad. I’d love to learn about the factory connection if anybody knows the scoop.
The Glass Factory is in East Cambridge near the Lechmere T station and very close to downtown Boston. The Cambridgeside Galleria mall, the Charles River, and the Museum of Science are nearby.
Residents have created on online forum for the building.

- Several two-bedroom, two-bath condos with garage or outdoor parking have sold in the last year. Several were foreclosed or short sale units. Sale prices ranged from $350,000 to $475,000

Gospel Music Concert – Chevalier Theatre in Medford
In honor of Black History Month, there will be a free gospel music concert at the Chevalier Theatre in Medford this Saturday.
Presented by the Somerville Community Baptist Church, the Community Gospel Choir will perform with a live band and other instrumentalists accompanying. Joe Fitzgerald, Boston Herald columnist, will be master of ceremonies.
The Community Gospel Choir is a volunteer group with members from several area churches. Stacie Clayton, Choral Director at the Somerville Community Baptist Church, is the choir director.
Admission is free. Donations accepted.
“We’ve Come This Far By Faith”, a gospel music concert, will take place Saturday, Feb. 27. 2010 at 5 p.m. at the Chevalier Theatre, 30 Forest St., Medford MA.
The theatre is between the Post Office and the Medford High School condos.
