Here’s the Arlington MA real estate market review for the first three quarters of 2012 with a look at real estate sale from January through September 2012.
The numbers for the same period in 2011 are in parentheses.
Condo sales held steady in Arlington while there was an increase in numbers of single family houses and multi-families sold this year.
Like other nearby towns, the inventory of properties for sale is way down in Arlington. On September 30, 2012 85 residential properties were listed for sale in Arlington. That’s a huge drop in inventory levels from last year at this time when 135 residential properties were on the market.

Art House In Arlington
Don’t miss today’s Boston Globe which, in a cover story in G titled “House of Mirth: Quirky by Design”, profiles an amazing house in Arlington, MA. Turns out, owner Rebecca Perlo, whose art car I’ve spotted more than once, has an art house.
The Jason Heights mansard Victorian, known locally as “the purple house” according to the Globe, is awash in art, color, and quirkiness – it’s awesome. More than a dozen photographs accompany the article and I’ll bet twice as many wouldn’t be enough to document the delights that await inside the purple, red and green house. From the Where the Wild Things Are murals to the fishtank toilet, the house is a wall to wall celebration of creativity.
Nowadays, when almost every house looks like the next, and decorating cliches abound, Perlo’s house is a rare treat. And since I’m firmly in the camp of more is more this is my kind of house. Pick up a copy of the Globe and be prepared to be amazed.
Arlington Lecture on Servants in New England
Seventy-five years ago or more it was common for households to have a full-time maid or other servants. Domestic manuals from the early 1900s or earlier are filled with advice for housewives on how to manage the household help. Often we visit houses with floor plans that suggest that a bedroom or two was intended for the help.
On Tuesday the Arlington Historical Society will present a lecture on domestic servants in New England in the 19th and 20th century. The Arlington lecture and slideshow will be presented by Jennifer Pustz, a historian at Historic New England.
Pustz is the author of Voices from the Back Stairs: Interpreting Servants’ Lives at Historic House Museums.
The meeting and lecture is open to the public and is free to members or $5 for non-members. You’ll have the opportunity to join the Arlington Historical Society at the meeting if you would like.
The Arlington lecture on servants in New England will be held at the Arlington Heights Nursery School, 10 Acton Street, Arlington, on Tuesday, Nov. 29, 2011 at 7:30 pm. Please use the rear entrance.

Arlington real estate activity in 2o11 looks a lot like the market in 2010: houses and condos took longer to sell but the median price for Arlington real estate barely budged and the number of properties sold declined by less than 2%.
On October 31, 2011 121 properties were listed for sale in Arlington. That’s a big drop in inventory levels from last year at this time when 165 residential properties were on the market.

Here’s the year in review post for the Arlington MA real estate market with the 2010 numbers. You can also see how 2010 compared to 2009 and 2008. Following the 2010 wrapup are the numbers for sales in December 2010.
It was another good year for Arlington single family sales – the number of houses sold increased by more than 10%. The median price of an Arlington single family increased modestly.
For the second year in a row the number of condos sold in Arlington dropped. However, the median price of condos that sold in 2010 increased by 10% over 2009. I haven’t dug deep in the condo sales numbers but my hunch is that the big increase in the median price has more to do with fewer sales of inexpensive condos pushing the median up rather than a big jump in values.
Multi-family sales numbers in 2010 looked very similar to 2009.

Here’s a look at the Arlington MA real estate market in November 2010.
Arlington MA Real Estate On The Market
There were 124 Arlington residential properties listed for sale in the MLS on November 30, 2010. That’s a big drop from last month – 26% fewer properties than were on the market at the end of October. Relatively few homeowners opt to list their homes for sale between the holidays so inventory drops.
Arlington MA Real Estate Market – November 2010
41 Arlington MA homes sold in November 2010. – a good jump over October when only 29 sales closed. The median price paid in November was $483,000. Properties sold on average for 98% of the asking price.
27 single family homes sold in November – more than twice as many as sold in October. November’s single family sales prices ranged from $329,000 to $935,000. The median price was $515,000. Average days on market for these houses was 56. Homes sold for 98% of the list price on average.
Condo sales continue to be sluggish in Arlington MA. 13 condos sold in November 2010 compared to 25 condo sales in Nov. 2009. November condo prices ranged from $123,000 to $665,000. The median sales price was $425,000. Condominiums sold for an average of 97% of the list price and were on the market an average of 74 days.
Just one Arlington multi-family property sold in November for $440,000.

Here’s the monthly Arlington real estate update with a quick look at Arlington MA home sales in October 2010.
Arlington MA Homes On The Market
There were 168 Arlington homes for sale in the MLS on October 31, 2010 priced from $120,000 to $1,395,000. These properties had been on the market for 96 days on average.
A year ago there were only 119 homes listed for sale in Arlington. That’s an increase in inventory of just over 40%. Much of the increase is in the condo inventory: On Oct 31, 2010, 39 Arlington condos were listed for sale priced between $300,00 and $399,999. Last year at this time there were only 16 condos for sale in that price range.

29 Arlington MA homes sold in October 2010. The median price paid in October was $490,000. Properties sold on average for 99% of the asking price.
11 single family homes sold in October for prices ranging from $418,400 to $975,000. The median price paid was $581,900. Houses were on the market an average of just 22 days and sold on average for 99% of the asking price.
17 condos sold in Arlington MA in October 2010 for prices from $179,000 to $807,000. The median sales price was $339,000. Condominiums sold for an average of 98% of the list price and were on the market an average of 58 days. Though the number of condos available for purchse in Arlington has increased substantially, sales of condos did not – 19 condos sold in Arlington in October last year.
Just one Arlington multi-family house sold in October for $576,000. It had been priced at $559,000 and was on the market just a couple of days.
Total value of Arlington MA home sales in October 2010 was $14,229,300.
