Belmont MA Real Estate Sales In January 2010
Already time for another monthly market report! Where do the days go? Here’s a look at Belmont MA real estate sales in January 2009.
Now that I’ve got a year’s worth of these reports on the blog it’s interesting to look back at last year’s statistics. There’s a striking difference in the year over year Belmont numbers.
Far more sales closed in January in Belmont in 2010 than in 2009. And yet the number of properties for sale at the end of the month is far lower this year than last. If you’re thinking of selling the numbers look very good – increased demand and less competition.
Belmont Homes On The Market:
53 homes were listed for sale in Belmont on Januray 31, 2010 for prices from $159,900 to $2,275,000. Homes had been on the market an average of 189 days. At this time in 2009 there were 78 residential properties listed for sale in Belmont.
Belmont MA Real Estate Sales in January 2010:
18 homes sold in Belmont in January. Properties had been on the market an average of 124 days and sold for an average of 96% of the asking price. This is a huge jump over the month of January 2009 when just 5 homes sold in Belmont.
7 single family homes sold in January for prices from $445,000 to $2,010,000. The median sales price was $745,000. Houses were on the market an average of 119 days and sold for an average of 96% of list price.
9 Belmont condominiums sold in January 2010 priced betwee $270,000 and $805,000. The median price was $375,000. Condos sold for an average of 96% of asking price.
2 multi-family homes sold last month for $572,500 and $740,000.
Total value of Belmont MA real estate sold in January was $11,674,700.

Documenting Belmont Buildings Destined for Demolition Have you ever noticed how difficult it is to visualize a building once it’s gone?
This happens to me even on streets I drive down every day.
When all that’s left is a gaping cellar hole, or there’s a new building on the lot where an old one once stood – you scratch your head and ask “What was here before?”
And in recent years with teardowns becoming all too frequent our architectural memory becomes even more fractured.
The Belmont Historical Society has started a project to photograph the houses destined for demolition.
The program began in 2008 and I would imagine was prompted in part by the outcry about the Belmont Hill School’s demolition of what may have been New England’s first Modernist house, designed by architect Eleanor Raymond.
There are only two photographs on the Society’s webpage for the project, both from 2008. Perhaps with the real estate market upheaval demolitions paused in Belmont in 2009 – I don’t know. Hopefully the project is ongoing.
Check out the photos of demolished Belmont houses on the Belmont Historical Society’s website. One is a sweet bungalow, the other a two-story mansard with turret in Waverley Square. The buildings that replaced them can be seen at right.
Not that a photograph is enough. But it’s a start. And maybe with enough Before and Afters we’ll think a little longer about allowing our older, smaller houses to disappear one by one.
Belmont MA Home Sales In 2009 and 2008
Here’s the annual review of Belmont MA Home Sales with numbers for 2009 and 2008. Sales info is pulled from the MLS, the Multiple Listing System.
Belmont MA real estate sales in 2009 bucked local trends. The number of residential properties sold in 2009 increased by more than 13%.
Condo sales (and condo sales prices) were essentially flat. The bulk of the increase in sales came through single family home sales – the number of single families sold in Belmont increased by well over 20% in 2009.
At the same time the median price for single family homes dipped by 6.5%. Part of this shift may be because a higher percentage of houses sold in 2008 consisted of homes sold for more than $1,000,000.
At the end of 2009 only 47 homes were on the market in Belmont, substantially fewer than at the end of 2008 when 71 homes were listed for sale.
Given the encouraging sales in Belmont and the low inventory (low inventory = less competition and more enthusiastic buyers) it’s a really good time to put your Belmont home on the market.

Bye Bye Brigham’s – Restaurants Closing
Brigham’s Restaurants Closing The abrupt recent closing of the Brigham’s in Boston’s Financial District didn’t seem to bode well for the the rest of the chain’s restaurants. Sure enough, the Arlington Brigham’s shop on Mill Street has been shuttered and the Globe reported that many of the other locations will be closing.
Bummer! While Brigham’s hasn’t been what it used to be, with local shops offering a limited version of the restaurant, it’s still a decent place for a burger finished off with the tastiest of ice cream – Mocha Almond. And the Financial District restaurant was my old stomping grounds – when I worked in Post Office Square I’d get my lunch there – tuna on white, a lemonade, and vanilla ice cream – an all white meal before we knew that wasn’t necessarily a good thing – but it sure hit the spot.
Brigham’s is a long time local favorite – the company started in Massachusetts over 90 years ago and the ice cream was manufactured in Arlington. HP Hood has owned the ice cream operation since last year and will continue to sell the prepackaged ice cream in supermarkets.
Turns out, according to an employee behind the counter, that the Belmont Brigham’s by the Oakley Country Club is independently owned so will remain open. Hurrah! They make a great burger, there are lots of booths, and the hand scooped ice cream is delicious. And a reader alerted me to the fact that the Arlington Heights Brigham’s has the same owner so that bodes well for our other local hangout. And restaurants that serve Brigham’s ice cream, like Colleen’s in Medford Square, won’t be affected by the chain’s difficulties.
When I stopped by this weekend the Belmont shop was busier than ever – I think people were stopping by for what they thought was their last cone or hamburger. Keep coming back – support your local Brigham’s!
