Medford Real Estate On the Market
On July 31, 2010 188 residential properties were on the market in Medford priced between $159,900 and $1,300,000. Inventory levels continue to be high relative to last year when 33% fewer properties were listed for sale at this time of the year.

28 properties sold in Medford during July 2010, a significant drop from 2009 when 47 homes sold in July. The median sales price in July 2010 was $400,000. Properties that sold had been on the market an average of just 35 days and sold for an average of 97% of the asking price.
16 single family houses sold in July for sales prices between $179,000 and $618,000. The median sales price for a single family home was $400,000. Houses were on the market 36 days on average and sold for an average of 96% of the list price.
6 condos sold in Medford last month priced between $200,000 and $463,000. The median condo sales price in July was $283,500. Condominiums sold for an average of 96% of the list price and were on the market an average of 31 days.
6 multi-family houses sold during July in Medford for prices from $345,000 to $555,000. These properties sold for an average of 101% of asking price and were on the market an average of 39 days.
Total value of Medford real estate sales in July 2010 was $10,919,060.

Medford – Somerville Marker
Medford – Somerville Marker Often, when I drive up Curtis Street (or is it Winthrop?) I find myself wondering where the Medford-Somerville line is.
How many times did I drive past this granite post before realizing what is was?
On one side is carved an “M” for Medford – on the other an “S” for Somerville. Here is the line.
But what’s the “14” carved on the side between the two?
The answer can be found in a 1915 issue of the Medford Historical Register. Turns out there are – or were – some 30 of these numbered granite posts, marking the boundaries of Medford. City law requires that municipal officials walk the boundaries – the “metes and bounds” – every five years.
The article describes a series of photographs of the granite markers, taken during a survey of Medford’s boundaries in 1888. I would love to see the photographs – perhaps the city has them or the Historical Society. What a perfect way to compare the city – then and now.

Here’s a quick look back at Medford real estate sold in June 2010.
Medford Real Estate On the Market
On June 30, 2010 194 Medford homes were on the market priced between $159,900 and $1,300,000. Inventory level bears watching – that’s a significant increase – more than 20% – over this time last year when just 157 properties were listed for sale.
Medford Homes Sold In June 2010
51 homes sold in Medford during June 2010. The median sales price was $380,000. Properties had been on the market an average of 64 days and sold for an average of 99% of the list price. Medford didn’t seem to get a homebuyer credit bump this month – fewer houses sold this June than did in 2009 when 56 properties sold.
23 single family houses sold in June for sales prices between $170,000 and $535,000. The median sales price for a single family home was $382,000. Houses were on the market 56 days on average and sold for an average of 98% of the asking price.
21 condos sold in Medford last month priced between $178,000 and $490,000. The median condo sales price was $347,000. Condominiums sold for an average of 97% of the list price and were on the market an average of 78 days.
7 multi-family houses sold during June in Medford for $323,900 to $635,000. Six of the seven sold for between 96% and 101% of asking price. One two-family – a fixer-upper on Winthrop Street – sold for an eye popping 157% of asking price. The house sold for an even $500,000 after coming on the market with an asking price of $319,000. Difficult as it can be to believe, higher prices are often achieved when the asking price is set low.
Total value of Medford homes sold in June 2010 was $19,342,988.

Keep in mind that sales that closed in May were properties that went under agreement on average 6 – 8 weeks before while it was possible to qualify for the homebuyer credit. May and June sales are likely to reflect a sizable bump from the credit.

20 condos sold in Medford last month priced between $168,000 and $459,000. The median condo sales price was $317,000. Condominiums sold for an average of 97% of the list price and were on the market an average of 89 days.
Just 3 multi-family houses sold during May in Medford for $399,000, $440,000 and $455,000. The properties sold for an average of 97% of asking price. Average days on market was 74.
Total value of Medford real estate sold in May was $13,767,325.

Trees In Bloom – Springtime In Medford
Trees In Bloom – Springtime In Medford For a brief time each spring Boston Ave in Medford is a magical sight.
I always wondered what kind of trees these are – they seem to be popular with the City and are planted all over town. Turns out they’re Bradford Pears and they line both sides of Boston Avenue in the Medford Hillside neighborhood.
When the trees blossom in spring they form a corridor of white flowers against the blue sky. Catch them before they’re gone!

Here’s the monthly look back at Medford MA real estate activity in March 2010. I’m going to come back and adjust some of these numbers since I noticed one property that was entered with a sales price of $44,000 – me thinks that’s $440,000 and the numbers are off just a bit as a result.

20 single family homes sold in March – an increase of 150% over February’s sales – for sales prices between $272,400 and $649,000. The median sales price for a single family home was $324,500. Houses were on the market an average of 117 days and sold for an average of 93% of asking price.
12 condos sold in Medford in March priced between $182,000 and $465,000. The median condo sales price was $300,000. Condominiums sold for an average of 97% of the list price and were on the market an average of 75 days.
