New Real Estate Listings – And Plenty of Them
Our Wednesday tour was all I expected it to be – long – very long – with plenty of properties new to the market in a wide range of prices. Properties we visited ranged from a small Cambridge studio listed for $189,000 to a grand brick colonial in Belmont listed for $6,250,000.
We visited 25 properties in all and saw new listings in Cambridge, Somerville, Belmont, Medford and Watertown. Here are some of my favorites:
Our first stop was at 100-102 Fayette Street in Watertown. Not your average two-family, this Greek Revival was charming and had a marvelous barn out back. 100-102 Fayette St. is listed for $629,000.
429 Norfolk Street, Somerville is a large, two-level three-bedroom condo in a David Aposhian building near Union and Inman Square listed for $489,000.
6 Cotttage Ave in the heart of Davis Square is bound to be popular. It has two private patios (the one out back is huge) and a can’t-be-beat location. Built just five years ago, it has the upscale kitchen, multiple baths, and open layout that buyers love. It’s listed for $596,000.
80 Winslow Ave is also smack dab in the middle of Davis Square. It’s a co-op, built just a few years ago. Open and dramatic – you can’t help but exclaim when you walk in – it feels like a loft but has a master suite, second bedroom and an office. It also offers a private patio and garage parking. 80 Winslow Ave will be coming on the market for $689,000.
281 Pearl Street, Cambridge offers everything on buyers’ wish lists – parking, a private deck, in-unit laundry – plus vaulted ceilings, skylight, and lots of light. This one-bedroom condo in Cambridgeport is listed for $369,000.
Two new condos at 50 Alpine Street, Somerville abut the future extension of the bike path. The condos are newly renovated and really fabulous. The newly installed wide plank floors made from reclaimed wood were a hit. It was also my first sighting of Martha Stewart kitchen cabinets. The Martha-kitchen wins points with me – Shaker style cabinets in a just-right shade of light green and beautiful marble counters. The condos are coming on in the $350-370,000 range and seem very well priced.

The Union Place Townhomes – 12 townhouses on Lake Street in Somerville, MA were built in 2003-2004. There are four buildings, each with three three-level townhouses.
Whenever I drive down Washington Street in Somerville and notice the view of the Lake Street townhouses I’m delighted – the new pastel paint job is so cheery – it puts a smile on my face every time.
Lake Street is a U-shaped street that runs behind Somerville Avenue just as you get to Union Square by the ever popular Market Basket. The restaurants and shops in Union Square are right around the corner and in a few years we hope there will be a Green Line T stop in the Square.

22 Line St Somerville Condos The five townhouses at 22 Line Street were built in 2002.
I’m embarrassed to admit that it took me a while to realize that Line Street is actually the Cambridge / Somerville line – buildings on one side of the street are in Cambridge, on the other – Somerville.
Line Street runs between Cambridge Street and Kirkland. At one end you’re close to Inman Square, Cambridge Hospital and Youville Hospital. At the other end you’ll find Kirkland Village with Savenor’s Market and several places to grab a bite to eat. Union Square’s not far away and it’s an easy walk to Harvard Square.
Somerville and Cambridge real estate buyers looking for a spacious townhouse with every modern amenity will find lots to like at 22 Line Street.

82 Munroe St Somerville – The Grandview is a historic building, now condos, on Prospect Hill in Somerville, Mass above Union Square. Prospect Hill Park, with its iconic tower, is next door.
History of The Grandview
The Grandview was built as a residential “hotel”, as these deluxe apartment buildings were called at the time. The architect of the Colonial Revival-style building was Mark Leighton.
The original owner of the building was Somerville alderman Elbridge G. Park, co-founder of the Boston restaurant Durgin Park “established before you were born”. The original layout consisted of six seven-room apartments.
The Grandview was added to the National Register of Historic Places in 1989.

Churches and synagogues converted to condos often result in dramatic spaces with soaring ceilings, beautiful oversized windows and preserved architectural details. The church at 101 Third Street in East Cambridge is one of the oldest church buildings in Cambridge. Built in 1827 as a Unitarian church it became the Holy Cross Church in 1940. In 2000 it was converted to four luxury condos. The condos ranged in size from 1300 to 3160 sq.ft. and sold for $585,000 to $1,300,000.

In 1901 the first synagogue was built in Cambridge at 238 Columbia Street. The Beth Israel Synagogue was converted to ten artists’ live / work lofts in the early 1980s. Condo buyers do not need to be artists to buy in the building. A 1115 sq.ft. unit sold in 2009 for $420,000.

The Sanctuary, 17 loft condos in a former church with a new modern addition, was developed in 2000. The church structure was built in 1869 as the First Universalist Church and then became the Orpheum Theatre in 1916. The lofts have ceilings as high as 30′ and many have multi-level layouts. In 2008 a 1446 sq.ft. condo sold for $395,000 and a foreclosed unit sold for $310,000.

The First Methodist Church in Union Square was built in the 1860s and converted to seven condos in 2006. A 2465 sq.ft. three-bedroom condo sold for $850,000 in 2007.
