123 residential properties were listed for sale in Watertown on July 31, 2009.    Asking prices ranged from $179,900 to $1,395,000.  Average days on market was 124.

47 residential properties sales closed in Watertown in July up from 32 in June.  The average sales price was $374,085.  The median sales price was $336,000. Average days on market was 63.
 
10 Watertown single family homes sold in July.  The lowest priced single family sale was $333,000.  The highest price paid for a Watertown single family in July was $598,000.  The median sales price was $437,000.  Single family homes in Watertown sold for an average of 95% of asking price and were on the market an average of 55 days.
 
30 Watertown condos sold in July for prices between $190,000 and $550,000.  The median condominium sales price was $292,500.  Condos sold for an average of 97% of the asking price and were on the market an average of 53 days.
 
7 multi-family properties sold in July for prices from $406,000 to $723,000.  The multi-family houses sold for an average of 96% of the list price.  The average days on market was 115.

Here’s the scoop on the Watertown real estate market in June 2009.  We’re at the half-way point in the year and it’s been a busy spring market. 

Real Estate on the Market in Watertown MA

134 residential properties were listed for sale in Watertown on June 30, 2009.   The asking price for the least expensive property was $182,500, the most expensive house for sale was listed at $1,395,000. Average days on market was 113.

32 residential properties sales closed in Watertown in June with an average sales price of $406,631.  The median sales price in June was $395,500. Average days on market was 74.
 
7 Watertown single family homes sold in June.  The lowest priced single family sale was $361,600.  The most expensive Watertown single family sold in June for$646,750.  The median sales price was $435,000.  Single family homes in Watertown sold for an average of 97% of asking price.  Average days on market was 67.
 
19 Watertown condos sold in June for prices between $200,000 and $781,000.  The median condominium sales price was $365,000.  Condos sold for an average of 97% of the asking price.  The average days on market was 89.

Watertown Real Estate Market in May 2009

Watertown MassachusettsBefore we get too far into June let’s take a look at the Watertown real estate market in May 2009.  The spring market is in full swing.  Sales that closed in May reflect properties for which sellers accepted offers in April or perhaps March since real estate sales in Massachusetts typically take six to eight weeks to close.

132 houses were listed for sale in Watertown on May 31, 2009.   The lowest priced property was listed for $199,000, the most expensive house for sale had an asking price of $1,395,000. Average days on market was 106.

26 residential properties sold (closed) in Watertown in May with an average sales price of $429,122.  That’s an increase in activity of almost 25% over April when 21 sales closed.  The median sales price in May was $408,250. Average days on market was 112.
 
7 Watertown single family homes sold in May.  The lowest priced single family sale was $360,000.  The most expensive Watertown single family sold in May for$967,500.  The median price was $430,000.  Watertown single family homes sold for an average of 95% of asking price.  Average days on market was 106.
 
16 Watertown condominiums sold in May. The lowest price paid for a Watertown condo in May was $150,000 and the highest price paid was $512,000.  The median condominium sales price was $371,000.  Condos sold for an average of 97% of the list price.  The average days on market was 131.
 
3 multi-family properties sold in May for prices from $415,000 to $590,000.  The multi-family houses sold for an average of 97% of the asking price.  The average days on market was 25.

Real Estate on the Market in Watertown MA

133 residential properties were on the market in Watertown on April 30, 2009. That’s an increase from a month ago when 109 properties were listed for sale in the MLS.  Spring tends to bring the most inventory onto the market.  The lowest priced property was listed for $214,900, the most expensive for $1,395,000. Average days on market was 113.

21 residential properties sold (closed) in Watertown during April with an average sales price of $373,543.  That’s an increase of 50% from March when 14 sales closed.  The median sales price in April was $380,000. Average days on market was 101.
 
8 Watertown single families sold in April.  The least expensive single family sale was for $283,000.  The highest price paid in April for a Watertown single family was $518,000.  The median price paid was $395,450.  Watertown houses sold for an average of 95% of list price.  Average days on market was 41.
 
11 Watertown condominiums sold in April. The least expensive condominium sold for $212,000.  The most expensive Watertown condo sold in March closed for $495,000.  The median condo sales price was $360,000.  Condos sold for an average of 95% of the asking price.  Average days on market was 148.
 
2 multi-family sales closed in April, for $380,000 and for $425,000.  The multi-families sold for an average of 98% of asking price.  Average days on market was 79.

14 residential properties sold (closed) in Watertown during March with an average sales price of $384,393.  The median sales price was $392,000. Average days on market was 116.
 
Watertown single families sold in March, for prices of $270,000 to $510,000.  Average days on market was 64.

The Watertown Real Estate Numbers for February 2009:

 
In Massachusetts it takes about six to eight weeks for a property sale to close from the time an offer is accepted. So February market data reflect sales activity from December and January.  Here’s the February 2009 Watertown market statistics:
 
Watertown Real Estate95 properties were on the market in Watertown on February 28, 2009. The lowest priced property was listed for $204,000, the most expensive for $1,395,000. Average days on market was 138.
 
12 residential properties sold (closed) in Watertown during February with an average sales price of $297,958.  The median sales price was $303,250. Average days on market was 101.
 
Two Watertown single families sold in February, one home sold for $395,000 and another house sold for $439,000.
 
10 condominiums sold in February. The least expensive condominium sold for $174,000.  The most expensive Watertown condo sold in February closed for $414,000.  The median condo sales price was $272,500.  Condos sold for an average of 96% of the asking price.  Average days on market was 114.
 
No multi-family sales closed in February.

Cambridge Real Estate – New Listings Tour – Cambridge and Somerville

Every Wednesday the Cambridge Coldwell Banker Real Estate agents tour the new listings coming on the market.  Today was a great tour.  There were 15 properties on the tour and among them some real gems.  Here are my favorites:

Avon Hill Mansard Townhouse

avon-hill-condoWe started the tour at a very special property – a townhouse condominium in a largely unspoiled Victorian mansard duplex on an Avon Hill side street.  Beautiful period detail, high ceilings, and wonderful views of the surrounding Avon Hill Victorians and backyards from every window.  Most will opt to update this three-bedroom townhouse but the price of $799,000 in this desirable neighborhood struck everyone as a very good buy.

Cambridge Single Family Homes

One of the highlights of our tour was a single family home on Avon Hill.  Essentially new after a complete transformation in 2006, this house is exquisite. New houses or gut renovations are not usually my personal favorites but this house is exceptional.  As I walked through it, accompanied by a chorus of ooohs and aahs from my fellow real estate agents, the Not So Big House books by Sarah Susanka came to mind. Not that the house is small – with four bedrooms, four levels of living space, and over 3500 square feet it’s generously sized - but the fine finishes and exquisite detail remind me of Susanka’s emphasis on quality.  From the beamed ceiling in the living room, the unusually wide staircase, to the perfection of the kitchen and baths – this house is a delight.  Priced at $2,325,000 and one of the nicest Cambridge single family houses I’ve seen in a long time.

Most days the Avon Hill house would be hard to beat but we weren’t done yet.  I’m an old house enthusiast and a huge fan of unspoiled antique houses.  As we walked into the next house on tour, a 13 room, 6 bedroom Victorian, my colleague exclaimed “Now this  is what it’s all about.”  This absolutely lovely quintessential Cambridge home sits on a quarter acre lot on a side street near Brattle Street and the Charles River in West Cambridge.  A grand old home, it has wonderful period detail, elegant formal rooms and sweet and cheery bedrooms. Gracious and inviting, this is the house you think of when you visualize an old Cambridge manse.  Well loved for decades, the next owners will be fortunate to call this house home.

Somerville Condominiums

Somerville CondoWe saw a variety of condominiums in Somerville, Watertown, Cambridge and Arlington on tour. The standout for me was a spacious six-room, two-bedroom condo on Winter Hill in Somerville.  Somerville  has several streets with really beautiful Victorians and Adams Street in Winter Hill is one of them.  This condo, one of five condominiums spread out in the house and adjacent carriage house, is the crown jewel of the association at 60 Adams.  Walk across the wide front porch through the main door of the house – now the private entry to the condo - into an enormous foyer.  Inside, the Victorian golden oak detail is jaw dropping - a built-in bench next to the fireplace in the living room, thickly framed stained glass panels in the formal dining room, columns, pocket doors, and a massive built-in china cabinet with leaded glass doors.  The kitchen is scrumptious – a bit updated, a bit vintage – very usable and completely charming.  60 Adams Street, Somerville is a dazzler and is coming on the market for $424,900. 

Arlington and Watertown Condominiums

We also saw two condos today that are great options for first-time buyers.  One is a newly renovated condo in a brick four-unit condo building in Watertown.  Filled with light, open and bright, this two-bedroom condo with study has a gorgeous kitchen and new bath.  The developer did some very nice detail work and this condo seems exceptionally well priced at $314,000.  If you’re looking for a Cambridge condominium you might want to include this Watertown condo in your search since it’s just off Mount Auburn Street near the Cambridge line.

Another excellent first-time buyer option was a three-room one-bedroom condo in a classic brick building in Arlington near the Capitol Theatre.  Charm and character, hardwood floors and parking for $229,900 and you can hop on the 77 bus to Harvard Square.

14 properties sold (closed) in Watertown during January with an average sales price of $405,821. The median sales price was $372,500. Average days on market was 87.  These sales reflect real estate activity in November and  December or before since in Massachusetts a real estate transaction typically closes six to eight weeks after an offer is accepted.
