Watertown DPW Tire Drop Off  Nowadays you really have to think about how to dispose of unwanted items.  Inconvenient – but a good thing if it makes us think twice before acquiring something.

Disposing of tires is a tricky one.  If you’re not interested in making a flower planter cut from a discarded tire – and I don’t see too many of those around the city – there’s just not that much to do with your old tires.

For residents of  Watertown there’s a solution – a tire drop off day planned for this weekend.  Only tires will be collected – no rims.

Free of charge and open only to Watertown residents.  An ID showing proof of Watertown residency is required.

The tire dropoff is scheduled for Saturday, May 8, 2010 from 9 a.m. to 2 p.m. at the Watertown Public Works at 124 Orchard Street.

It was a very busy real estate market as the last days of the homebuyer tax credit wound down.  Closed sales figures for May and June should be impressive.  Here’s  a quick look back at the sales in the Watertown real estate market in April 2010

On the Market in Watertown

175 Watertown residential properties were listed for sale in the MLS  on April 30, 2010 priced between $169,900 and $1,785,000.  These homes had been on the market an average of 89 days.

28 properties sold in Watertown in April 2010. This is a 33% increase over sales in April 2009 when 21 properties sold.  The median sales price in April 2010 was $337,125. Homes were on the market an average of 94 days. 
 
4 single family houses sold in April for sales prices from $342,000 to $552,500.  These houses had been on the market an average of just 24 days.
 
19 condominiums sold in Watertown during April 2010 for prices from $150,000 to $563,000.  The median sales price was $312,000.  Condos sold on average for 95% of the asking price and were on the market an average of 123 days.
 
5 multi-family homes sold in April for  sales prices between $409,950 and $580,000.   Average days on market was 40 and multi-families sold for an average of 99% of list price.

Total value of Watertown real estate sales in April 2010 was $$10,080,700

Just 9 home sales closed in Watertown in February 2010.  The median sales price was $330,000. Homes were on the market an average of 31 days.

7 condos sold in Watertown in February 2010 for prices between $257,000 and $370,000.  The median sales price was $325,000.  On average, condos sold for 98% of the asking price and were on the market 37 days.
 
1 multi-family house sold in February for $490,000.

90 Watertown homes were listed for sale in the MLS  on January 31, 2010 priced between $182,000 and $1,395,000.  These properties had been on the market an average of 160 days.

19 homes sold in Watertown in January 2010.  The median sales price was $374,000. Homes were on the market an average of 74 days.  This is an increase of more than 33% over January 2009 when 14 properties sold in Watertown.
 
8 single family homes sold in January for sale prices ranging from $341,000 to $570,000.  The median sales price was $390,000.  Watertown singles sold for an average of 97% of asking price and had been on the market an average of 108 days.
 
7 Watertown condos sold in January 2010 for prices between $292,500 and $407,500.  The median price paid was $325,000.  On average, condos sold for 97% of the list price and were on the market 67 days.
 
4 multi-family houses sold in January for prices from $400,000 to $587,500.  The median sales price was $449,563.  Multi-families sold for an average of 95% of the list price and were on the market an average of just 20 days.

Watertown MA 2009 Real Estate Market   Finally – the year has come to a close and it’s possible to do a year end wrap-up of the real estate market in Watertown.  2008 figures are included for comparison.  The report includes sales that were listed in the MLS, the Multiple Listing System.

The percentage of year-to-year change is included in parentheses. 

As you’ll see, fewer properties sold in Watertown in 2009 than in 2008 – more than 10% fewer.  Was that because properties were harder to sell in 2009?  The numbers seemed to suggest that wasn’t the case – on average properties sold a bit more quickly in 2009 and the spread between asking price and sale price didn’t change.  The median sales price for Watertown properties barely budged..

Looking at the numbers of properties that failed to sell – that “expired” as we say, shows that more properties failed to sell in 2008 (120) than in 2009 (109).

It seems that the decline in numbers of properties sold occurred because fewer properties were listed for sale in 2009.  Reasons why fewer properties were put on the market include sellers who are able to wait and think they’ll get more money for their home some time in the future and homeowners who are unable to sell at a price that works for them and choose to stay put or rent their home.

15 Watertown condos sold in November for prices between $205,000 and $545,000.  The median price paid was $292,000.  On average, condos sold for 96% of the list price and were on the market 59 days.
