Homes On the Market in Cambridge on Sept. 30, 2009

On September 30, 2009  there were  331 homes for sale in Cambridge MA priced between $199,000 and $6,600,000. Average days on market was 131.

Residential Real Estate Sold In Cambridge In September 2009

79 home sales closed in Cambridge during September for prices between $245,000 and $3,910,000.  The average sales price was $584,720.  The median sales price was $445,000.  Average days on market was 73.

There were 8 single family homes sold last month for prices ranging from $375,000 to $3,910,000.  Houses had been on the market for an average of 86 days and sold for an average of 98% of asking price.  The median sales price was $883,000.

69 condos sold in Cambridge in September.  Sales prices ranged from $245,000 to $1,639,000.  The median condo sales price was $440,000.  Condominiums sold for an average of 97% of the asking price.  Average days on market was 73.

There were 2 multi-family houses sold last month – one for $525,0oo and one for $780,500.  Both sold for over asking price within days of coming on the market.

The total value of residential real estate sold in Cambridge during September 2009 was $46,192,850.

It’s that time of the month again – time for the wrap up of the month’s real estate activity – here’s a look at home sales in Somerville MA in September 2009.

Homes for Sale in Somerville

At the end of the month, 249 Somerville residential properties were listed for sale in the MLS priced between $144,900 and $1,600,000.  Properties had been on the market an average of 120 days.

43 residential properties sold in Somerville during September 2009, significantly fewer than closed the month before when 90 sales closed.  September sales reflect properties that received accepted offers during the summer, traditionally a slower time of the year when fewer properties are listed for sale. 

Just 2 single family homes sold in September – one for $486,600 and another for $615,000.  These homes had been on the market an average of only 18 days. 

28 condos sold in Somerville condos in September for prices from $145,000 and $893,000.  Condominiums were on the market an average of 87 days and sold for an average price of $382,643. The median sales price was $365,500.  On average condos sold for 97% of the asking price.

13 multi-families sold during September for prices from $328,800 to $870,000. The median sales price in September was $443,000. On average, multi-unit houses sold for 97% of list price and were on the market 77 days.

Total Somerville closed residential sales volume in September was $18,024,900.

100 homes were listed for sale in Belmont on Sept. 30, 2009 for asking prices between $179,900 and $2,300,000.  Average days on market was 141 days.

17 homes sold  in Belmont in September.  September home sales reflect properties that had accepted offers during the summer, traditionally a slower time of the year for real estate.  These house had been on the market an average of 71 days and sold for an average of 94% of the asking price. 

9 single family houses sold in September for sale priced between $550,000 to $2,200,000.  The median sales price was $655,000.  Average days on market was 100 and houses sold for an average of 94% of asking price.

3 Belmont condos sold in September 2009 for $390,000, $431,100, and $646,000.  Condominiums sold for an average of 97% of asking price.

5 multi-family properties sold last month for prices between $456,000 and $657,000.  These properties had been on the market an average of just 15 days and sold for an average of 98% of list price.

Total residential sales volume for September was $11,593,100.

127 residential Watertown properties were listed for sale in the MLS  on September 30, 2009 for prices from $189,000 to $1,395,000.  Average days on market was 111.

32 properties sold in Watertown in September.  The average price was $364,202.  The median price was $364,750. Homes were on the market an average of 109 days.
 
5 single families sold in September priced between $304,500 and $600,000.  The median price paid  was $430,000.  Watertown homes sold for an average of 96% of list price in September and were on the market an average of 72 days.
 
22 Watertown condos sold in September for prices ranging from $165,000 to $462,000.  The median condo sales price was $311,500.  On average, condos sold for 96% of the list price and were on the market 126 days.
 
5 multi-family properties sold in September priced between $350,000 and $528,000.  Multi-family houses sold for an average of 93% of the list price and were on the market an average of 70 days. 

Total Watertown residential real estate sales volume closed in September was $$11,654,455

On September 30, 2009 139 residential properties were on the market in Medford Massachusetts priced between $174,900 to $929,000. Properties had been on the market an average of 109 days. The median price of homes for sale in Medford was $369,900.

38 properties sold in Medford in September with an average sales price of $341,781.  The median sales price was $330,000.  Average days on market was 80 days.   Homes sold for an average of 98% of the list price.

14 condos sold in Medford in September priced between $140,000 and $463,250.  The median condo price was $296,250.  Condominiums sold for an average of 97% of the asking price and had been on the market an average of 109 days.

multi-family properties sold during September in Medford MA priced between $300,000 and $632,500.  The multi-family market was brisk – multi-families sold for an average of 102% of list price and on average were on the market just 47 days.

Total Medford residential real estate sales volume closed in September was $12,987,688.

Phew – the last market report for August – here’s a look at Cambridge home sales in August 2009.

On the Market in Cambridge on 8/31/09

On August 31, 2009  there were  290 homes for sale in Cambridge MA, down from 356 one month before.  Inventory tends to dip in August because sellers – and agents – think it’s better to wait to put properties on the market until vacations are over and the fall market begins.  After Labor Day new listings come on the market at a fairly brisk pace – witness our office’s tour of 25 new listings this week (believe me – I love touring houses but 25 is pushing it even for me – I could barely walk by time we were done).   

Asking prices ranged from $212,000 to $4,850,000. Homes had been on the market an average of 140 days.

Homes Sold In Cambridge In August 2009

111 home sales closed in Cambridge during August for prices between $200,000 and $2,400,000.  The average sales price was $509,963.  The median sales price was $430,000.  Average days on market was 69.

12 single family homes sold in August for sale prices ranging from $395,000 to $2,400,000.  These houses had been on the market for an average of 55 days and sold for an average of 98% of list price.

93 Cambridge condos sold in August.  Sales prices ranged from $200,000 to $1,200,000.  The median condo sales price was $410,000.  Condominiums sold for an average of 98% of the asking price.  Average days on market was 72.

6 multi-unit houses sold last month for sale prices from $550,000 to $1,095,000. The median sales price was $700,000.  Average days on market was 56. 

The total value of homes sold in Cambridge in August 2009 was $56,605,850.

Luxury Condo Auctions – Now The Nouvelle, Then The Esplanade

The Esplanade Condos - 75-83 Cambridge Parkway

I couldn’t help but think of the Esplanade condos in Cambridge when I read on the front page of today’s Boston Globe about the upcoming auction of condos at the Nouvelle in Natick.

The Nouvelle condominiums are the luxury condos built as part of the reworking of the Natick Mall into a luxury mall, the Natick Collection.  I haven’t visited the mall yet – I just can’t wrap my head around it since the good old Natick Mall (and its next-door neighbor -now gone – the very cool Shopper’s World) was “my mall” when I was a kid. 

Unfortunately for the condo project, the recession, the real estate slow down, and also perhaps the pulling back from conspicuous consumption caused sales to slump. 

Owners who did buy condos at market rates should take heart however. 

The last slow down in real estate, in the early 1990s, also resulted in auctions of luxury condos.  In Cambridge, unsold condominiums at the newly built luxury building, the Esplanade at 75-83 Cambridge Parkway, were sold at auction in 1991. 

It’s always hard for us to imagine what real estate values will be in the future.  I’m sure that early buyers at the Esplanade were distressed when unsold condos were auctioned.  After looking at Esplanade condo values in the years after the auction it would seem that time has healed all wounds.  Recent sales in the building have ranged from $435,000 to $1,940,000.  The condo that sold for almost 2 million dollars had sold in 1991, the year of the auction, for $540,000.  Who would’ve thunk it?!

60 homes sold  in Arlington last month.  In August the average sales price was $435,286 and the median sales price was $418,800. 

33 Arlington single family houses sold in August priced between $299,000 and $799,000.  The median price for a single family house sold in August was $510,000.  Average days on market was 48.  Houses sold for an average of 99% of list price.

26 Arlington condos sold in August for prices from $136,200 to $577,500.   The median price paid for a condo was $341,250.  Condominiums sold for an average of 98% of the asking price.  Average days on market was 87.

Just one rental property sold in August, a two-family for $410,000. 

Home sales in Arlington in August totalled $26,117,170.
