147 Sherman Street Cambridge – Lofts In North Cambridge    147 Sherman Street Cambridge is a true loft building.  The former industrial building is located in a residential neighborhood in North Cambridge.

The building is set back from the street with parking in front.  There are currently thirteen lofts in the complex on two floors, though the number has fluctuated as some units are divided.  Some of the lofts have private patio space.

The lofts were sometimes sold as raw space or utilitarian kitchens were added prior to sale. Owners have subsequently customized their units.  Ceiling heights are 13 – 14 feet and ductwork and building framework are exposed.

A very large unit is occupied by a glass maker, another large unit by a landscape architect.  Lofts that sold ranged in size from 1145 sq.ft to 1797 sq.ft.

On one side of 147 Sherman is the commuter rail track. On the other side, a cemetery.

Neighborhood amenities include Danahy Park, the tennis courts on Pemberton Street and the branch library on Rindge.  It’s possible to walk to Porter Square, Davis Square, or Huron Village.

Getting Ready For the Boston Marathon

Boston Is Getting Ready For the Marathon   I had to drop off some paperwork at the Coldwell Banker Real Estate office in Brookline yesterday. 

The office is on Beacon Street – part of the Boston Marathon route – which I was reminded of when I saw all the signs posted.

The marathon is Monday but preparations are well underway.

There are shorter races scheduled for this weekend, lots of carbo loading, and last minute training. 

Runners are pouring into the city though not all may make it.  I heard on the news this morning that it’s possible that up to 10% of the runners won’t make it to Boston because of the volcanic ash cloud in Northern Europe making air travel difficult. 

What fun to have a front row seat to it all!

Here’s a look at Somerville home sales during March 2010.

Homes for Sale in Somerville

264 residential properties were listed for sale in Somerville in the MLS on March 31, 2010 priced between $0 (yes – that’s zero – it’s a multi-family scheduled to be auctioned on April 16th) and $1,850,000.  Properties had been on the market an average of 108 days.

52 residential properties sold in Somerville in March.  The median sales price in March 2010 was $385,000.

6 Somerville single family houses sold in March for prices between $306,000 and $463,000.  The median sales price was $344,200.  Houses had been on the market an average of 113 days and sold for an average of 98% of asking price. 

35 condos sold in Somerville during March for prices from $150,000 to $740,000.  Condos were on the market an average of 135 days. The median sales price was $345,000.  On average, condominiums sold for 97% of the asking price.

11 multi-family properties sold during March for prices from $280,000 to $615,000. The median sales price was $559,000. On average, multi-families sold for 103% of list price and were on the market 52 days.

Total value of Somerville real estate sold in March 2010 was $20,839,000.

Trees In Bloom – Springtime In Medford

Trees In Bloom – Springtime In Medford    For a brief time each spring Boston Ave in Medford is a magical sight. 

I always wondered what kind of trees these are – they seem to be popular with the City and are planted all over town.  Turns out they’re Bradford Pears and they line both sides of Boston Avenue in the Medford Hillside neighborhood.

When the trees blossom in spring they form a corridor of white flowers against the blue sky.  Catch them before they’re gone!

Here’s the monthly look back at Medford MA real estate activity in March 2010.  I’m going to come back and adjust some of these numbers since I noticed one property that was entered with a sales price of $44,000 – me thinks that’s $440,000 and the numbers are off just a bit as a result.

Medford Homes On the Market

On March 31, 2010 175 Medford properties were on the market priced between $169,900 and $894,000. These properties have been on the market an average of 91 days.

Medford MA Homes Sold In March 2010

43 properties sold in Medford during March 2010.  The median sales price was $320,000.  Homes had been on the market an average of 90 days and sold for an average of 96% of the list price.

20 single family homes sold in March – an increase of 150% over February’s sales –  for sales prices between $272,400 and $649,000. The median sales price for a single family home was $324,500.  Houses were on the market an average of 117 days and sold for an average of 93% of asking price.

12 condos sold in Medford in March priced between $182,000 and $465,000.  The median condo sales price was $300,000.  Condominiums sold for an average of 97% of the list price and were on the market an average of 75 days.

11 multi-family houses sold during March in Medford MA priced between $272,000 and $580,000.  The median price was $360,000. Multi-families sold for an average of 96% of asking price.  Average days on market was 56. 

Total value of Medford MA homes sold in March was $14,965,350.

Cat On A Stroll

I’ve often said that one of the perks of my job as a real estate agent in Cambridge is the chance to meet so many cats. Cats are more often than not kept indoors nowadays so it’s a treat to visit them in condos and homes around town.

Our tour of new listings in Cambridge and Somerville was a marathon yesterday – 28 new listings – and many an amazing property among them.  It will be a great weekend for open houses.

I couldn’t help but be tickled to see this cat while on tour – taking a stroll in the Agassiz neighborhood with his owner.  Not every cat is going to be happy on a leash but this cat was loving it – he’s a former outdoor cat who’s now inside except for his walks.

We’re right in the middle of spring real estate market – let’s pause and look back at Arlington home sales in March 2010.

Homes On The Market in Arlington

144 homes were listed for sale in Arlington MA on March 31, 2010 priced from $129,000 to $1,299,000.  These homes had been on the market for an average of 83 days. 

Arlington Home Sales – March 2010

40 residential property sales closed  in Arlington in March.  The median price paid was $424,250.  Homes sold on average for 98% of the asking price. 

18 single families sold in March for sales prices between $334,000 and $1,182,000.  The median price was $431,000.  Houses were on the market an average of 74 days and sold on average for 97% of the list price.

18 condos sold in Arlington MA last month for prices from $183,000 to $545,000.   The median sales price was $372,500.  Condominiums sold for an average of 98% of list price and average days on market was 57.

4 Arlington multi-family home sales closed in March for prices from $475,000 to $621,000.

Total value of Arlington MA real estate sales in March was $18,150,000.

Flood Insurance Freeze

Over the RiverSeems like flooding’s been on everybody’s mind lately with all the rain we had in Massachusetts.  Coincidentally, there’s a freeze in the flood insurance program right now.

Most flood insurance policies are issued through the National Flood Insurance program since private coverage is often exorbitant. The  NFIP was up for renewal at the end of March but Congress went on recess on March 26th without renewing the program.  The program is on hiatus and no new policies can be issued before Congress extends the program after reconvening on April 12th.

Real estate buyers who are closing on a home or refinancing a property that requires flood insurance won’t be able to obtain coverage until the program is reintated.  No insurance – no closing.
