Medford MA homes sold in November 2009 benefited from the boost created by buyers timing their real estate purchases to qualify for the first time homebuyers credit.

On November 30, 2009 120 Medford homes were on the market priced between $179,000 to $894,000. Homes had been on the market an average of 121 days.

52 properties sold in Medford in November, an increase of more than 25% over October’s closings. The median sales price was $318,250. Average days on market was 64 and homes sold for an average of 97% of the list price.
23 single family homes sold in November for sale prices from $188,000 to $547,000. The median sales price for a single family home was $340,000. Houses were on the market an average of 51 days and sold for an average of 97% of asking price.
23 condos sold in Medford in November priced between $170,000 and $450,000. The median condo sales price was $275,000. Condominiums sold for an average of 97% of the asking price and were on the market an average of 73 days.
6 multi-family house sold during November in Medford MA priced between $315,000 and $510,000. Multi-families sold for an average of 97% of asking price and on average were on the market for 83 days.

Primary Day In Massachusetts – Tuesday, Dec. 8, 2009
It’s Primary Day in Massachusetts. On Tuesday, Dec. 8, 2009 voters in Massachusetts will go to the polls in the special primary to choose candidates to vie for the late Ted Kennedy’s Senate seat.
It’s disheartening that expectations for voter turnout are so low. Not only will our new Senator have large shoes to fill after Teddy Kennedy’s long and illustrious career but the seat has previously been held by
- John F. Kennedy
- Daniel Webster
- John Quincy Adams
So – take a moment from your day and head to the polls.
Polls are open from 7 a.m. to 8 p.m.
And don’t forget – the special state election is scheduled for Tuesday, January 19. 2010. The deadline to register to vote in the Special Election is Dec. 30, 2009.

Arlington MA home sales in November were brisk – caused in no small part by buyers taking advantage of the homebuyers credit.

106 homes were listed for sale in Arlington MA on November 30, 2009 for asking prices from $159,000 to $1,499,000. Homes had been on the market an average of 95 days.

52 homes sold in Arlington in November – an increase of more than 40% from the month before when 36 homes sold. The median price paid was $434,500. Homes sold on average for 98% of the asking price.
26 single families sold in November for prices between $330,000 and $901,346. The median sales price was $460,250. Houses were on the market an average of 35 days and sold on average for 99% of list price.
23 condos sold in Arlington MA last month for prices from $177,000 to $590,000. The median sales price was $340,500. Condominiums sold for an average of 97% of the asking price and were on the market an average of 51 days.

Window Boxes Decorated For Winter
Wondering what to do with your window boxes now that winter’s on its way? Here are some of my favorites spotted while we were on the Marblehead house tour this afternoon.
I’ve yet to put window boxes on my old house but when I do I’ll remember these when winter comes.
It was a beautiful day for a house tour. The sky was clear and blue and most of last night’s snow had melted from the ground. Marblehead has an astonishing collection of restored pre-1800 houses. What a treat!

Here’s a look back at homes in Cambridge sold in November 2009. The potential end of the first time homebuyer credit spurred sales and it was a busy month for Cambridge real estate sales. The homebuyer credit didn’t end after all and has been extended and expanded.
Homes In Cambridge On the Market – Nov. 30, 2009
On November 30, 2009 there were 260 homes in Cambridge Mass. on the market, significantly fewer than one month before when there were 316 homes for sale. Asking prices ranged from $175,000 to $4,250,000. The median asking price was $534,500. Average days on market was 152.
Homes In Cambridge Sold In November 2009
74 home sales closed in Cambridge during November, up from 53 in October, for sale prices between $220,000 and $4,220,000. Homes were on the market an average of 64 days.
10 single family homes sold last month for prices ranging from $289,000 to $4,220,000. These houses had been on the market for an average of 67 days and sold on average for 99% of asking price. The median sales price was $665,250.
59 condos sold in Cambridge during November, an increase of more than 60% over October’s Cambridge condo sales, for prices from $220,000 to $900,000. The median condo sales price was $420,000. Condominiums sold for an average of 97% of the list price. Average days on market was 64.
5 multi-families sold last month for prices between $485,000 and $880,000. These properties sold for an average of 95% of asking price and were on the market an average of 54 days.
The total value of residential real estate sold in Cambridge during November 2009 was $40,604,800.

Medford Library Book Sale – Saturday December 5th
Medford Library Book Sale While you may very well be at one of the many holiday house tours tomorrow, if you’re in town and want to do some of your holiday shopping or just pick up some great books at great prices – check out the Medford Friends of the Library’s Book Sale.
