Belmont Library Renovation
Massachusetts does a really great job of supporting city and town library renovations. Locally, Cambridge, Arlington and Watertown have beautifully renovated libraries.
It looks like Belmont will be the next local library to be expanded and renovated.
Belmont made it off the waiting list for state library construction grants and was awarded a grant for $7.5 million.
This weekend the Belmont Public Library will hold a thank you celebration for library supporters on Saturday, October 13, 2012 from 10 a.m. to noon.
The Belmont Public Library is located at 336 Concord Avenue, Belmont MA 02478.

Wondering how real estate is doing in Belmont MA this year? Let’s take a look at real estate market activity in Belmont with sales figures for the first three quarters of 2012.
The numbers for January – September 2011 are in parentheses for comparison.
On September 30, 2012, 70 properties were listed for sale in Belmont. That’s significantly fewer than were available for sale one year before when 90 properties were on the market.
While in the Belmont real estate market as a whole the median price was down over last year that’s only a reflection of the mix of properties sold. When you look at properties by type you see that the median price was up in each category and was up significantly for single family houses and condominiums.
The condo market in Belmont was much busier in 2012 with 101 condos sold in the first three quarters compared to 69 in the same period last year. The median price was way up and days on market was down.

Today was our tour day and my favorite stop on the tour was my new listing at 48 Marlboro St Belmont. The condo is brand new to the market and listed for $369,000.

House Moving in Belmont
The Boston Globe had a great article today about a house moving in Belmont on Saturday.
The Thomas Clark House, circa 1760, was built by the Clarks, a prominent family in early Belmont history. Sadly, the house had been bought by a developer who wanted to tear it down. After a public outcry, funds were raised to move the house.
Until yesterday, the Thomas Clark House could be found at 59 Common Street in Belmont, MA. Now it’s sitting – temporarily – near the high school on Concord Avenue until its fate is determined.

Big Bird In Belmont
This is my second wild turkey sighting in Belmont. We spotted this big bird on Belmont Hill this afternoon.
What a beautiful bird he is!
When he spreads his feathers (is there a term for this display?) he’s absolutely enormous.

The Belmont real estate market was on the upswing in 2010. Numbers of properties sold were up over 2009 and so were median prices. The number of condos sold increased dramatically – by more than 25% over 2009.

Here’s a quick look at the Belmont MA real estate market in November 2010.
Belmont MA Real Estate for Sale
73 homes were on the market in Belmont, MA on the last day of November priced between $164,900 and $4,200,000. That’s a substantial decrease from one month before when 94 homes were listed for sale. Many homeowners opt to take their properties off the market for the holidays. Inventory is also down from one year ago when 85 homes were listed for sale on November 30th.

19 residential properties sold in Belmont MA during the month of November 2010. Properties sold for an average of 96% of asking price and had been on the market an average of 73 days.
9 single family houses sold in November for sale prices between $404,000 and $1,100,000. The median sales price was $648,500. Houses were on the market 66 days on average and sold for an average of 95% of the list price.
7 condos sold in Belmont MA in Nov. 2010 for prices between $215,000 and $985,000. The median price paid was $395,000. Condos sold for an average of 98% of the asking price and were on the market 104 days on average.
3 Belmont multi-family houses sold in November priced between $490,000 and $535,000. These houses were on the market an average of just 24 days and sold for 95% of the asking price on average.

99 residential properties were on the market in Belmont, MA on September 30, 2010 priced between $164,900 and $4,800,000. These properties had been on the market an average of 89 days. There hasn’t been an increase in inventory in Belmont this year – the number of properties on the market at the end of September is exactly the same as last year.

11 Belmont properties sold during the month of September 2010. Properties sold for an average of 96% of asking price and had been on the market an average of 198 days. That shows how averages can be a bit misleading – days on market for properties sales that closed last month ranged from 7 to 751.
7 single family houses sold in September for sale prices between $320,000 and $1,200,000. The median price was $606,000. Average days on market was 88 and houses sold for an average of 97% of asking price.
4 condos sold in Belmont in September 2010 for prices between $330,000 and $975,000. The median price paid was $619,500. Condos sold for an average of 98% of the asking price. Two of the condos were at the Woodlands and had been on the market for close to two years or more.
No Belmont multi-family sales closed in September.
