Condos at One Russell Street, Cambridge In 2006 the former nursing home at the corner of Russell Street and Mass Ave near Porter Square was transformed into 24 luxury condos. The reworking of the roof line and addition of large expanses of glass have given many of the newly designed units great views and dramatic interiors.

The Village at Broadway – 330-334 Broadway in Cambridge
The Village at Broadway is a ten-unit condo complex at 330-334 Broadway in Cambridge. Beautifully done, it has a commanding presence on the block and is hard to miss. The developers were awarded the Anthony C. Platt Award from the Cambridge Historical Commission, given each year to recognize an exceptional example of preservation in a neighborhood conservation district.
The complex consists of two renovated original buildings – a beautiful Greek Revival built in 1846 and a richly ornamented Italianate Mansard built in 1867. Between these two distinctive buildings, set back from the street across a landscaped lawn, are five townhouses constructed in 2001.
There are three condos in the large yellow Greek Revival ranging in size from approx. 1350 to 1600 sq.ft. The Mansard was divided into two units of 1569 and 1852 sq.ft. The townhouses range in size from about 1500 to 1800 sq.ft.

Luxury Condo Auctions – Now The Nouvelle, Then The Esplanade
I couldn’t help but think of the Esplanade condos in Cambridge when I read on the front page of today’s Boston Globe about the upcoming auction of condos at the Nouvelle in Natick.
The Nouvelle condominiums are the luxury condos built as part of the reworking of the Natick Mall into a luxury mall, the Natick Collection. I haven’t visited the mall yet – I just can’t wrap my head around it since the good old Natick Mall (and its next-door neighbor -now gone – the very cool Shopper’s World) was “my mall” when I was a kid.
Unfortunately for the condo project, the recession, the real estate slow down, and also perhaps the pulling back from conspicuous consumption caused sales to slump.
Owners who did buy condos at market rates should take heart however.
The last slow down in real estate, in the early 1990s, also resulted in auctions of luxury condos. In Cambridge, unsold condominiums at the newly built luxury building, the Esplanade at 75-83 Cambridge Parkway, were sold at auction in 1991.
It’s always hard for us to imagine what real estate values will be in the future. I’m sure that early buyers at the Esplanade were distressed when unsold condos were auctioned. After looking at Esplanade condo values in the years after the auction it would seem that time has healed all wounds. Recent sales in the building have ranged from $435,000 to $1,940,000. The condo that sold for almost 2 million dollars had sold in 1991, the year of the auction, for $540,000. Who would’ve thunk it?!

Cambridge Condos – New Construction Near Fresh Pond and Alewife
There’s been a lot of new development in recent years close to Fresh Pond and the Alewife T station. Cambridge real estate buyers who are looking for new construction or recently built condos will have plenty to choose from near Fresh Pond.
With easy access to the Red Line subway, shopping at Whole Foods and soon Trader Joe’s, quick highway access, and opportunities for recreation (and dog walking!) at Fresh Pond Reservoir this Cambridge neighborhood has plenty to offer real estate buyers. Here’s a look at recently built condo buildings in the area:
24 Bay State Road – the Bay State Flats were built in 2007. There are 23 condos in this four-story elevator building. Amenities include central air, garage parking, and in-unit washer / dryer. 24 Bay State has one, two, and three-bedroom condos. Sale prices have ranged from $300,000 to $539,900.
67 Bay State Road– these five Cambridge townhouses were built in 2005 and abut Danahey Park. The condos range in size from 1032 s.f. to 1260 s.f. and have either garage or outdoor parking. Features and amenities include central air conditioning, vaulted ceilings, and kitchens with granite counters, maple cabinets and stainless steel appliances. Townhouse sales prices have ranged from $405,000 to $435,000.
461 Concord Avenue– These eight townhouses were built in 1998. The townhouse condos have 2 – 3 bedrooms and 2.5 baths. Features include a fireplace, deck, garage parking on the first level, central air conditioning and hardwood floors. Recently on of the townhouses sold for $450,000 in 2008.
The Brickworks– the Brickworks condos on Rindge Ave were built in 2005 on land formerly used by the New England Brick Company. There are 102 condos in the complex including flats, townhouses, and condos in freestanding reclaimed brick buildings. Condo sales prices have ranged from $212,500 to $502,900.
655 Concord Avenue – The Enclave – 37-unit condo association consisting of a mid-rise building and five more recently built townhouses adjacent to the main condo building which was built in 1997. Recent sales for condos in the seven-story elevator building have ranged from $262,500 to $505,000 for two-bedroom two-bath condos.
Reservoir Lofts on Wheeler Street are on a side street behind the soon-to-be Trader Joe’s and just across the street from Fresh Pond. Built in 2008, there are 72 one and two-level loft condos. Amenities include garage parking and central air conditioning. Lofts have sold for prices ranging from $279,000 to $476,000.
773 Concord Avenue – the Fresh Pond Greenway condos were built in 2006. The building was designed to be energy efficient and water and energy saving appliances and fixtures were chosen. The building has an elevator, underground garage, and central air conditioning. These one, two and three bedroom condos have sold for prices ranging from $282,500 to $584,000.

16 Chauncy Street – Cambridge Condos
16 Chauncy Street in Cambridge Massachusetts is located just blocks from Harvard Square, close to Lesley College, Harvard University, the Law School and Longy School of Music.
History of 16 Chauncy Street
16 Chauncy Street was built in 1929 as a residential hotel called the Continental Hotel Apartments. A 1963 Time magazine article about the difficulties facing the hotel industry quoted the Continental’s owner, Chauncey Depew Steele, “‘It’s going to be a survival of the fittest. A lot of old hotels are going to end up as old ladies’ and old men’s homes.”” Instead, the hotel is today a condominium building with 53 condos.
A plaque outside the building commemorates Vladimor Nabokov’s residency in the building. He and his wife lived in Apt. 10 at the Continental Hotel in 1956 while he completed research at Harvard for his translation of Alexander Pushkin’s Eugene Onegin.
