155 Brookline Street Cambridge – Lofts and Townhouses in Cambridgeport

155 Brookline Street, Cambridge MA 02139

155 Brookline Street, Cambridge MA 02139

The condos at 155 Brookline Street in Cambridge MA offer a variety of loft-like floor plans and multi-level townhouses.  The Edna St. Vincent Millay condominiums were converted from a former manufacturing facility built in 1914. In this popular Cambridgeport neighborhood Central Square is down the street in one direction, the BU Bridge and Boston in the other.

The building originally housed a machine shop and was home to the George H. Dyer Co.  The twenty condominiums take full advantage of the huge windows and open spaces of this converted building with ceilings 14 ft. in height or more. Some of the condos are on one level, others are larger townhouse style units with as many as four levels. Condos range in size from 1137 s.f. to 2240 s.f.

Features of the Edna St. Vincent Millay Condos

Some of these two and three-bedroom condos have private roof decks with views of the Boston skyline, and there is a landscaped courtyard at the center of the complex.  Condominium features include:

  • Central air conditioning
  • High ceilings
  • Parking
  • Gas fireplace
  • In-unit laundry hookups
  • Hardwood floors

In case you’re wondering (I know I am) I don’t know the story behind the somewhat unusual name of the condo association and don’t know if there’s any relationship between the poet and this location.  If you have the scoop let us know!

Cambridge’s Own Flatiron Building – Cambridge Condos on Brattle Street

Cambridge Version of the Flatiron Building - Condos on Brattle Street

Cambridge Version of the Flatiron Building - Condos on Brattle Street

Yes – Cambridge does have its very own version of the Flatiron Building – the Birches Condominiums at the intersection of Brattle Street and Mount Auburn Street in West Cambridge.  It’s a brick building that you can’t help but notice as you drive towards it with Belmont and Watertown at your back.

The building comes to a narrow point and gradually flares out as you move up Brattle or Mount Auburn towards Harvard Square – resulting in a triangular building – a brick and mortar thin slice of pie reminiscent of New York’s famed Flatiron Building.

The address of the Birches Condos is 246 – 250 Brattle Street, Cambridge MA 02138.  The adjacent building, at 240 – 244 Brattle Street, is the Larches Condominiums.

History of The Birches Condos at 246-250 Brattle Street Cambridge

The buildings at 240 – 250 Brattle Street were designed by architect Roscoe B. Whitten.  240 – 244 Brattle, The Larches, was built in 1923 as The Larch Apartments.  The Birches Apartments at 246 – 250 Brattle Street was built in 1924.  Garage bays were added several years later behind 240-244 Brattle so many of the condos at the Larches have a garage parking space.

Roscoe Whitten designed several other distinctive buildings in Cambridge including one of the beautiful early 1900s brick buildings that overlook the Charles River at 987-989 Memorial Drive.

Features of the Condos at 240-250 Brattle Street Cambridge

The condos at the Birches and the Larches are exceptionally handsome with gracious layouts, original charm and fine details including china closets and wainscoting in the dining room, glass fronted cabinets in kitchens that retain the originals (many have been renovated over the years), and an abundance of oversized windows.

The views from the multitude of windows are a big part of the appeal of these condos. The condominiums are floor-through units with views over Brattle Street and over Mount Auburn. From the Brattle Street side the condos overlook the beautiful houses of the Larchwood neighborhood. On the other side, spreads out leafy views of the 175 acre Mount Auburn Cemetery, America’s first garden cemetery and a National Historic Landmark.

Real Estate Sales at 240-250 Brattle Street Condos

Each of the condos that sold in the last few years at the Birches and the Larches had six rooms, two bedrooms, and one bath.  The condos were of varying sizes. Recent sales include:

  • A 1st floor, 1200 sq.ft. condo with a garage space sold for $520,500 in 2006
  • A 1st floor, 848 sq.ft. condo sold for $384,900 in 2006

Other one-bedroom condos are available in modern buildings in Cambridge built in the 1980s or in the last few years.  These are often luxury condos – many have concierges, pools, exercise facilities and garage parking.

Average Cost Per Square Foot for Cambridge Real Estate

Tape MeasurerThe average cost per square foot for Cambridge real estate is a figure that often catches the eye of buyers, of appraisers, and of real estate agents.

While it is an interesting point of information when pricing  or buying real estate in Cambridge, price per square foot has its limitations.  Unless the properties are similar in most respects – parking or no parking, renovated or not, lot size, bedroom and bathroom count, age of construction or renovation, etc. – the price per square foot comparison doesn’t tell you a lot.  A seemingly out of whack price per square foot can make sense if the house or condo in question is substantially better (or worse!) than other properties.  And an average price per square foot shouldn’t be the definitive answer when determining value since all sorts of variables can push the value up or down.

Average per square foot prices can be useful when comparing certain properties such as condos in similar buildings or single families in a neighborhood.  Useful more as a guide than a definitive method of pricing, price per square foot can help highlight outliers – properties that are priced well  below others on a price per square foot basis or properties that are priced well above what others of  a similar size command.

Average price per square foot is also impacted by the size of the condo or house in question.  Average prices per square foot are highest for small units and are lower for larger units.  That makes sense since the expensive square feet in a house are the kitchen and baths – and you only have so many of those no matter how large the house or condominium.

With all of these caveats in mind, here are the average prices per square foot for Cambridge real estate sold in the last twelve months:

96 single families sold in the last 12 months in Cambridge.

  • Average price per square foot for a Cambridge single family house: $427
  • Median price per square foot for Cambridge single family homes: $385.26
  • Highest price per square foot paid for a house in Cambridge in the last 12 months: $930.60 for an exquisitely renovated small single family between Brattle Street and Mount Auburn

177 one-bedroom condos sold in Cambridge in the last 12 months.

  • Average cost per square foot for a Cambridge one-bedroom condo: $478
  • Median price per square foot for a one-bedroom condo in Cambridge: $476
  • Lowest price per square foot: $253.69
  • Highest price per square foot: $655.02

342 Cambridge two-bedroom condos sold in the last 12 months.

  • Average sale price per square foot for two-bedroom Cambridge condos: $437
  • Median price per square foot for two-bedroom condos in Cambridge: $424
  • Lowest cost per square foot: $171.93
