Watertown MA Home Sales – October 2010
Here’s the first of the monthly real estate reports – a recap of Watertown properties sold in October 2010. Sales are still off from last year’s numbers.
Watertown Homes On the Market
163 homes in Watertown were listed for sale in the MLS on October 31, 2010 priced between $152,900 and $1,375,000. That’s significantly more homes – by just over a third – than were on the market one year ago in Watertown when 120 residential properties were listed for sale in the MLS.

Watertown Public Library – Memorial Bricks
Watertown Public Library – Memorial Bricks Recently I was in Watertown Square and popped into the Watertown Public Library.
It was my first time in the library since the renovation and addition. Time flies I guess because the library project was finished in 2006.
There’s a new twist at libraries – perhaps influenced by the popularity of bookstore cafes – local libraries have opened cafes where library patrons can eat and drink – in the library! The Watertown Public Library has a cafe just inside the door lined with bookcases offering used books for sale.
Memorial Bricks at the Watertown Public Library
Outside the library the walkway paved with engraved bricks caught my eye. The bricks were part of the fundraising for the library renovation. For donations of $100 or more people could purchase a brick engraved with a message of their choice. The bricks memorialize loved ones, pay tribute to teachers and library staff, commemorate book lovers – I think even a few pets are remembered here.

Here’s the first of the monthly real estate reports – a recap of Watertown properties sold in September 2010. Keep in mind that sales closed in September were properties that typically went under agreement in July or August. Judging by the numbers, real estate sales were slow in Watertown this summer.
Watertown Properties On the Market
161 properties in Watertown were listed for sale in the MLS on September 30, 2010 priced between $199,900 and $1,375,000. Plenty of new listings came on for the fall market – our September tours of properties new to the market were marathons – two weeks in a row we visited more than 20 properties on tour.

Here’s the first of the monthly real estate reports – a rundown of Watertown real estate sales for August 2010. Closed sales were down significantly in Watertown when compared to sales in August of last year.
Watertown Homes On the Market
139 Watertown homes were listed for sale in the MLS on August 31, 2010 priced between $199,900 and $1,575,000. That’s a 22% increase in inventory from this time last year when 114 properties were on the market in Watertown at the end of August.

What’s Your Neighbor Reading?
Wondering what’s your neighbor reading?
If your town has a “One Book” or a “Community Reads” program you may be reading the same book.
Local libraries sponsor the programs and encourage townspeople to read the selected book. Lectures and other events about the book’s subject are offered by the library and local groups.
Cambridge Reads has selected Cod: A Biography of the Fish That Changed the World. Medford Reads also read Cod and had some excellent lectures related to the book. Plans are in the works for a 2011 Medford Reads – keep an eye on the MPL website for details.
One Book One Watertown is reading March by Geraldine Brooks this Fall. The novel explores the Civil War as seen through the imagined experiences of Mr. March, the absent father in Louisa May Alcott’s Little Women. There are a number of events planned for September and October focusing on Alcott and on the Civil War.
One Book One Belmont has also chosen a book with a local focus: Dark Tide: The Great Boston Molasses Flood of 1919 will be the 2011 One Book One Belmont (OBOB). Author Stephen Puleo will speak in Belmont on March 24, 2011 and other events will be scheduled for February and March.

We’ve been wondering if real estate sales would fall a bit after the end of the homebuyer credit. Here’s the first of the monthly real estate reports – a rundown of Watertown real estate sales for July 2010. Take a look – there has been a post-credit drop in sales.
Homes On the Market in Watertown
143 Watertown homes were listed for sale in the MLS on July 31, 2010 priced between $169,900 and $1,575,000. That’s 15% fewer properties than were listed for sale at the end of June. Typically, there’s lower inventory in the summer with many sellers choosing to wait until the Fall to list their homes for sale. This can be an opportunity for sellers with fewer homes competing with theirs.

168 Watertown homes were listed for sale in the MLS on June 30, 2010 priced between $174,900 and $1,575,000. These homes had been on the market an average of 168 days.

As the month comes to an end lets take a quick look back at Watertown real estate sold in May 2010.
On the Market in Watertown
156 Watertown residential properties were listed for sale in the MLS on May 31, 2010 priced between $180,000 and $1,785,000. These homes had been on the market an average of 101 days. That’s a 17% increase in inventory from this time last year when 129 homes were on the market.
It does appear that some of the spring market sales were pushed into the earlier months of the year as buyers tried to take advantage of the credit. If inventory continues to grow there may be pressure on prices in some segments of the market.
