Cambridge MA Real Estate Market-2010-Year In Review
It’s good to see, when we tally the end of year numbers, that there was improvement in the Cambridge real estate market in 2010. The total number of properties sold rose modestly while the total dollar volume rose by over 10%.
Much of the improvement came in the single family sector. The number of single family houses sold increased by 15% over 2009’s sales and the median price rose by more than 10%.
Condo sales dipped ever so slightly. The median price rose about 3%.
Multi-family sales were robust – increasing by more than 15% over the number sold in 2009. The median price increased by 3%.

- 2010: 80 days

- 2010: An average of 97% of the list price. The median price was $465,000 (+5.69%)

Belmont MA Real Estate Market 2010 – Year In Review
Here’s the tally for sales in the Belmont MA real estate market in 2010 – our year in review post followed by the numbers for December 2010.
The Belmont real estate market was on the upswing in 2010. Numbers of properties sold were up over 2009 and so were median prices. The number of condos sold increased dramatically – by more than 25% over 2009.

Watertown MA Real Estate Review – 2010
It’s always interesting at the end of the year to take stock and see how the real estate market did this year compared to previous years. Here’s the Watertown MA real estate review for 2010 followed by the real estate sales numbers in Watertown for December 2010.
Numbers of properties sold in Watertown dipped yet again this year by about 10%. Median prices however did not fall. Condo prices essentially stayed flat while the median price of houses rose by 13.5% and by 10% for multi-families. It was a slower market for condos – on average condos took four months to sell. Multi-unit houses, on the other hand, sold briskly and were on the market just 40 days on average.

Somerville MA Real Estate Market – Nov 2010
Last but not least – here’s a quick look at Somerville MA real estate market activity in November 2010.
Somerville MA Real Estate on the Market
213 residential properties were listed for sale in Somerville in the MLS on November 30, 2010 for asking prices between $135,000 and $1,600,000.
That’s close to 10% fewer listings than one month ago when 235 properties were on the market. As I write, even fewer properties are for sale in Somerville – only 186. Inventory dips between Thanksgiving and the end of the year. Homes continue to go under agreement but relatively few new properties come on the market until the new year.
Inventory is actually down from the same time last yearwhen 223 residential properties were on the market in Somerville MA.
Somerville MA Real Estate Market – November 2010
29 home sales closed in Somerville in November. The median price paid was $415,000. That’s a decrease of almost 50% from November 2009 sales when 56 properties sold.
5 single family homes sold in Somerville in November priced between $278,000 and $800,000. The median sales price was $655,000. On average, single family houses sold for 99% of the asking price. Average days on market for these houses was just 34.
18 condos sold in Somerville MA in Nov. 2010 for prices ranging from $288,000 to $635,000. The median condo sales price was $377,250. On average, condos sold for 98% of the list price. Average days on market was 105 for these condominiums.
6 multi-unit houses sold during November for prices from $345,000 to $580,000. The median price paid was $430,000. On average, multi-families sold for 95% of the asking price and were on the market an average of 52 days.
Somerville MA real estate market activity in November 2010 totalled $12,848,000.

Medford MA Real Estate Market – Nov 2010
Here’s how the Medford MA real estate market fared in November 2010.
Medford MA Real Estate On the Market
On November 30, 2010 171 Medford MA properties were on the market for asking prices from $134,995 to $1,300,000. That’s a significant increase – just over 40% – from last year at this time when 121 homes were listed for sale.

47 homes sold in Medford in November 2010. Properties sold had been on the market 80 days on average and sold for an average of 97% of the list price. The median sales price in November 2010 was $345,000.
21 single family houses sold in November for sales prices between $210,000 and $615,000. The median sales price for a single family house was $340,000. The houses that sold were on the market an average of 97 days and sold for an average of 98% of the seller’s asking price.
14 condos sold in Medford MA in November priced between $180,000 and $454,500. The median sales price was $286,000. Condominiums sold for an average of 96% of the list price and average days on market was 45.
12 multi-family properties sold last month for sales prices from $302,000 to $525,000. The median price paid was $416,000. Multi-families sold for an average of 97% of the asking price. Average days on market for these properties was 88.

Here’s a look at the Arlington MA real estate market in November 2010.
Arlington MA Real Estate On The Market
There were 124 Arlington residential properties listed for sale in the MLS on November 30, 2010. That’s a big drop from last month – 26% fewer properties than were on the market at the end of October. Relatively few homeowners opt to list their homes for sale between the holidays so inventory drops.

41 Arlington MA homes sold in November 2010. – a good jump over October when only 29 sales closed. The median price paid in November was $483,000. Properties sold on average for 98% of the asking price.
27 single family homes sold in November – more than twice as many as sold in October. November’s single family sales prices ranged from $329,000 to $935,000. The median price was $515,000. Average days on market for these houses was 56. Homes sold for 98% of the list price on average.
Condo sales continue to be sluggish in Arlington MA. 13 condos sold in November 2010 compared to 25 condo sales in Nov. 2009. November condo prices ranged from $123,000 to $665,000. The median sales price was $425,000. Condominiums sold for an average of 97% of the list price and were on the market an average of 74 days.
Just one Arlington multi-family property sold in November for $440,000.
Total value of Arlington MA real estate market activity in November 2010 was $20,140,200.

On November 30th there were 288 homes listed for sale in Cambridge – 24% fewer than one month ago when 380 properties were listed for sale. Inventory tends to go down quite a bit at this time of year as sellers wait until after the holidays to put their properties on the market.

61 homes sold in Cambridge during November – an increase of more than 33% over last month’s sales. Sales prices ranged from $135,000 to $3,300,000.
13 single family homes sold last month for prices ranging from $338,500 to $3,300,000. Average days on market was 60 and these houses sold on average for 97% of the list price. The median sales price was $849,150.
43 condos sold in Cambridge MA in November 2010 for sale prices from $135,000 to $1,610,000. The median price was $391,000. Condominiums sold on average for 97% of the list price and were on the market an average of 94 days.
5 multi-family houses sold in November for $525,000 to $1,010,000. These houses sold for an average of 94% of asking price. Average days on market was 76.
