81 residential properties were on the market in Belmont, MA on July 31, 2010 priced between $155,500 and $1,975,000.  These properties had been on the market an average of 96 days.

31 homes sold  in Belmont during the month of July 2010.  That’s four fewer than sold during July 2009. The decrease is less pronounced than in nearby communities.  The properties sold in July 2010 had been on the market an average of 61 days and sold for an average of 98% of asking price.  

21 single family houses sold in July for sale prices between $420,000 and $1,695,000.  The median price was $740,000. Average days on market was 65 and houses sold for an average of 99% of asking price.

6 condos sold in Belmont in July 2010  for prices between $305,000 and $517,000.  The median price paid was $425,750.   Condominiums sold for an average of 98% of the asking price.

4 multi-family houses sold last month for prices from $546,050 to $705,000.  These properties had been on the market an average of 53 days and sold for 97% of asking price.

Total value of Belmont homes sold in July was $22,132,199.

We’ve been wondering if real estate sales would fall a bit after the end of the homebuyer credit.  Here’s the first of the monthly real estate reports – a rundown of  Watertown real estate sales for July 2010.  Take a look – there has been a post-credit drop in sales.

Homes On the Market in Watertown

143 Watertown homes were listed for sale in the MLS  on July 31, 2010 priced between $169,900 and $1,575,000.  That’s 15% fewer properties than were listed for sale at the end of June.  Typically, there’s lower inventory in the summer with many sellers choosing to wait until the Fall to list their homes for sale.  This can be an opportunity for sellers with fewer homes competing with theirs. 

Watertown Homes Sold In July 2010

24 Watertown home sales closed in July 2010. This is significantly fewer homes than sold in July 2009 (47) – a drop of almost 50%.  And 2009 wasn’t an extremely robust year for real estate sales.  It’s looking like the homebuyer credit did push sales into the earlier months of the year.  The median sales price in July 2010 was $410,400.  These  properties were on the market an average of 80 days. 
 
9 single family homes sold in July for sale prices from $355,000 to $705,000.  The median price paid was $509,500.  Average days on the market was 44.
 
14 Watertown condominiums sold in July 2010 for prices from $192,000 to $565,000.  The median sales price was $305,000.  Condos sold on average for 97% of the asking price and were on the market an average of 108 days.
 
Just one multi-family house sold last month – a two-family that sold for $482,000 – $32,100 over the asking price.

 

Total value of Watertown homes sold in June 2010 was $$9,801,800

Here’s the last of the monthly real estate reports with a quick look back at Somerville homes sold in June 2010.

Somerville Real Estate on the Market 

281 residential properties were listed for sale in Somerville in the MLS on June 30, 2010 for asking prices between $118,500 and $1,600,000.  Average days on market for these properties was 107. 

Somerville Homes Sold in June 2010

99 residential properties sold in Somerville in June with a median sales price of $390,000.  That’s  an increase of more than 50% over last year’s sales in June when just 65 homes sold.  It seems that Somerville real estate buyers took advantage of the home buyer credit.  It will be interesting to see if sales in the next few months lag behind last year’s numbers since some have suggested that the credit simply pushed sales into the earlier part of the year.

13 Somerville single family houses sold last month for prices between $282,000 and $975,000.  The median sales price was $480,000.  On average, houses sold for 100% asking price with sale prices ranging from 97% to 106% of the list price. 

It was a good month for condo sales – 68 condos sold in Somerville during June for prices from $210,000 to $765,000.  These condominiums were on the market an average of 50 days. The median condo sales price was $372,000.  On average, condos sold for 98% of the asking price.

18 multi-family houses sold during June for prices from $316,000 to $940,000. The median sales price was $508,000. On average, multi-families sold for 98% of the list price and were on the market 78 days.

Total value of Somerville homes sold in June 2010 was $44,114,200.

Here’s a quick look back at Medford real estate sold in June 2010

Medford Real Estate On the Market 

On June 30, 2010 194 Medford homes were on the market priced between $159,900 and $1,300,000.  Inventory level bears watching – that’s a significant increase – more than 20% – over this time last year when just 157 properties were listed for sale.

Medford Homes Sold In June 2010

51 homes sold in Medford during June 2010.  The median sales price was $380,000.  Properties had been on the market an average of 64 days and sold for an average of 99% of the list price.  Medford didn’t seem to get a homebuyer credit bump this month – fewer houses sold this June than did in 2009 when 56 properties sold.

23 single family houses sold in June  for sales prices between $170,000 and $535,000. The median sales price for a single family home was $382,000.  Houses were on the market 56 days on average and sold for an average of 98% of the asking price.

21 condos sold in Medford last month priced between $178,000 and $490,000.  The median condo sales price was $347,000.  Condominiums sold for an average of 97% of the list price and were on the market an average of 78 days.

multi-family houses sold during June in Medford for $323,900 to $635,000.   Six of the seven sold for between 96% and 101% of asking price.  One two-family – a fixer-upper on Winthrop Street – sold for an eye popping  157% of asking price.  The house sold for an even $500,000 after coming on the market with an asking price of $319,000.  Difficult as it can be to believe, higher prices are often achieved when the asking price is set low.  

Total value of Medford homes sold in June 2010 was $19,342,988.

There were 153 Arlington homes  for sale on June 30, 2010 priced from $164,900 to $1,195,000.  Average days on market for these properties was 82.

68 Arlington homes sold in June. That’s a 21% increase over 2009 sales when 56 sales closed in June. The median price paid was $481,750.  Homes sold on average for 97% of the list price. 

40 single families sold in June for $245,000 to $1,000,000.  The median price paid was $499,500.  Houses were on the market an average of 55 days and sold on average for 96% of the asking price.

26 condos sold in Arlington in June 2010 for prices from $120,000 to $575,000.   The median sales price was $396,000.  Condominiums sold for an average of 98% of the asking price and were on the market an average of 47 days.

Just two Arlington multi-family houses  sold in June for $560,000 and $639,000. 

Total value of Arlington homes sold in June 2010 was $32,149,513.

Cambridge Real Estate On the Market – June 30, 2010

On June 30, 2010  there were  432 homes listed for sale in Cambridge Mass.  Asking prices ranged from $194,900 to $4,000,000.  The median asking price was $499,000.  Properties had been on the market an average  of 95 days.

126 homes sold in Cambridge during June 2010 as Cambridge real estate buyers took advantage of the last days of the homebuyer credit.  That’s an increase of more than 28% over last year’s sales when 98 properties sold in June.  Sales prices ranged from $182,000 t0 $4,250,000.   These properties had been on the market an average of 53 days.

20 single family houses sold in June 2010 – almost 3x as many sold in the month before – for prices ranging from $334,500 to $4,250,000.  Average days on market was 60 and these houses sold on average for 98% of asking price.  The median sales price was $915,500.

Condominiums sold briskly with 94 condo sales in Cambridge in June for sales prices from $182,000 to $1,155,000.  The median condo sales price was $455,250.  Condos sold on average for 98% of the asking price and were on the market an average of 53 days.

12 multi-families sold in June – four times as many sold in May. Sales prices ranged from $444,000 to $1,300,000.  Average days on market was 46.

The total value of Cambridge homes sold in June 2010 was $83,810,885.

97 homes were one the market in Belmont, MA on June 30, 2010 priced between $159,900 and $1,985,000.  These homes had been on the market an average of 86 days.

44 homes sold  in Belmont during the month of June.  That’s a 19% increase over the same period in 2009.  These properties had been on the market an average of 118 days and sold for an average of 98% of asking price.  

26 single family homes sold in June for sale prices between $461,000 and $1,025,000.  The median price was $710,625. Average days on market was 47 and houses sold for an average of 98% of asking price.

14 condos sold in Belmont in June 2010  for prices between $212,000 and $1,100,000.  The median price was $453,000.   Condominiums sold for an average of 98% of the asking price.

4 multi-family houses sold last month for $559,000 to $760,000.  These properties had been on the market an average of just 33 days and sold for 97 to 109% of asking price.

Total value of Belmont homes sold in June was $29,438,492.

I’ve been looking forward to the June real estate sales numbers – just how big a bump did the homebuyer credit create?  Here’s a look at  Watertown homes sold in June 2010. 

Homes On the Market in Watertown

168 Watertown homes were listed for sale in the MLS  on June 30, 2010 priced between $174,900 and $1,575,000.  These homes had been on the market an average of 168 days.

57 Watertown home sales closed in June 2010 as many buyers aimed to close by the end of the month to qualify for the homebuyer credit.  That’s a 78% increase over the same period in 2009 when 32 homes sold. The median sales price in June 2010 was $349,900. Homes were on the market an average of 66 days. 
 
8 single family homes sold in June for prices between $280,000 and $640,000.  The median price paid was $493,750.  Average days on market was just 35.
 
It was a big month for condo sales as 42 Watertown condominiums sold in June 2010 for prices from $170,000 to $832,500.  The median sales price was $320,000.  Condos sold on average for 97% of the asking price and were on the market an average of 76 days.
 
7 multi-family homes sold in June for  sales prices between $375,000 and $627,000.   These properties had been on the market an average of 40 days and sold for 99% of list price. 

Total value of Watertown homes sold in June 2010 was $$22,054,985
