Last but not least here’s the final monthly real estate report – for this month! – with a quick look at Somerville properties sold in September 2010.

Somerville Real Estate on the Market 

249 residential properties were listed for sale in Somerville in the MLS on September 30, 2010 for asking prices between $149,900 and $1,600,000.  Average days on market for these properties was 113.  Unlike some of the other towns we’ve looked, at inventory is largely unchanged in Somerville. Last year at this time there were 243 properties listed for sale in the MLS.

52 residential properties sold in Somerville during September with a median sales price of $471,500. 

11 Somerville single family homes sold in September for prices between $175,000 and $1,001,000.  The median sales price was $475,000.  On average, single family houses sold for 97% of asking price and were on the market 89 days.

29 condos sold in Somerville last month for prices from $155,000 to $775,000.  These condominiums were on the market an average of 115 days. The median condo sales price was $419,000.  On average, condos sold for 98% of the list price.

12 multi-family houses sold during September for prices from $295,000 to $801,225. The median sales price was $526,450. On average, multi-families sold for 98% of the asking price and were on the market 40 days.

Total value of Somerville  properties sold in September 2010 was $24,484,525.

Medford Real Estate On the Market 

On September 30, 2010 223 residential properties were on the market in Medford priced between $159,900 and $1,300,000.  That’s a 38% increase in properties for sale from this time last year at this time when just 138 homes were listed for sale.

43 properties sold in Medford during September 2010 – that’s the second month to month increase in sales with an  increase of more than 25% compared to August’s sales.  The median sales price in September was $340,000.  Properties that sold had been on the market an average of 77 days and sold for an average of 97% of the list price. 

27 single family houses sold in September  for sales prices between $132,000 and $555,000. The median sales price for a single family home was $340,000.  Houses were on the market 77 days on average and sold for an average of 96% of the list price.

condos sold in Medford last month priced between $199,900 and $433,000.  The median price was $255,000.  Condominiums sold for an average of 98% of the list price and were on the market an average of 102 days.

multi-family houses sold during September for prices from $325,000 to $512,500.  The median price paid was $460,000.  Multi-families sold for an average of 97% of the asking price and were on the market an average of 48 days.   

Total value of Medford properties sold in September 2010 was $14,732,097.

There were 166 Arlington properties on the market on September 30, 2010 priced from $135,900 to $1,259,900.  Average days on market for these properties was 98.

32 Arlington properties sold in September 2010.  The median price paid in September was $462,500.  Homes sold on average for 98% of the asking price. 

13 single family houses sold in September for prices ranging from $335,000 to $655,000.  The median price paid was $484,900.  Houses were on the market an average of only 21 days and sold on average for 99% of the asking price.

16 condos sold in Arlington in September 2010 for prices from $160,000 to $600,000.   The median sales price was $378,500.  Condominiums sold for an average of 97% of the list price and were on the market an average of 74 days.

3 Arlington multi-family houses  sold in September for prices between $460,000 and $632,500.   These properties were on the market an average of 117 days and sold on average for 99% of asking price.

Total value of Arlington properties sold in September 2010 was $14,377,825.

Here’s a quick recap of Cambridge properties sold in September 2010. 

Cambridge Real Estate On the Market – September 30, 2010

Plenty of sellers waited until September to put their properties on the market in Cambridge. On September 30, 2010  there were  403 residential properties listed for sale in Cambridge – 84 more than a month before.  Asking prices ranged from $179,000 to $4,450,000.  The median asking price was $689,559.  Properties had been on the market an average  of 108 days.

54 residential properties sold in Cambridge during September 2010 – that’s fewer than half as many sold in August. September sales reflect properties that went under agreement during the long hot summer. Let’s hope that cooler temperatures bring renewed activity to the Cambridge real estate market.  Sales prices ranged from $188,000 t0 $2,700,000.   These properties had been on the market an average of 82 days.  

8 single family houses sold in September 2010 for prices ranging from $438,000 to $2,700,000.  Average days on market was just 37 and these houses sold on average for 94% of asking price.  The median sales price was $627,000.

42 condos sold in Cambridge last month for sales prices from $188,000 to $805,000.  The median condo sales price was $413,750.  Condos sold on average for 97% of the asking price and were on the market an average of 86 days.

4 multi-family houses sold in September for sale prices from $605,000 to $930,000.  Average days on market was 125. These properties sold for 95% of asking price on average.

The total value of Cambridge properties sold in September 2010 was $28,497,200.

The numbers are in – here’s the monthly recap with the Belmont properties sold in September 2010.   

Belmont MA Properties for Sale

99 residential properties were on the market in Belmont, MA on September 30, 2010 priced between $164,900 and $4,800,000.  These properties had been on the market an average of 89 days. There hasn’t been an increase in inventory in Belmont this year – the number of properties on the market at the end of September is exactly the same as last year.

11 Belmont properties sold during the month of September 2010.  Properties sold for an average of 96% of asking price and had been on the market an average of 198 days.  That shows how averages can be a bit misleading – days on market for properties sales that closed last month ranged from 7 to 751.

7 single family houses sold in September for sale prices between $320,000 and $1,200,000.  The median price was $606,000. Average days on market was 88 and houses sold for an average of 97% of asking price.

4 condos sold in Belmont in September 2010  for prices between $330,000 and $975,000.  The median price paid was $619,500.   Condos sold for an average of 98% of the asking price. Two of the condos were at the Woodlands and had been on the market for close to two years or more.

No Belmont multi-family sales closed in September.

Total value of Belmont properties sold in September was $7,193,000.

Here’s the first of the monthly real estate reports – a recap of  Watertown properties sold in September 2010.  Keep in mind that sales closed in September were properties that typically went under agreement in July or August. Judging by the numbers, real estate sales were slow in Watertown this summer.

Watertown Properties On the Market 

161 properties in Watertown were listed for sale in the MLS  on September 30, 2010 priced between $199,900 and $1,375,000.  Plenty of new listings came on for the fall market – our September tours of properties new to the market were marathons – two weeks in a row we visited more than 20 properties on tour.

13 Watertown properties sold in September 2010.  The median sales price in September 2010 was $365,000.  Average days on market for these  properties was 152.  Sales were down 60% from last September when 33 properties sold in Watertown.  
 
6 single family houses sold in September for sale prices from $275,000 to $653,000.  The median price paid was $447,000.  Average days on the market was 132.  Last month, Watertown houses sold for 94% of asking price on average.
 
6 Watertown condos sold in September 2010 for prices from $240,000 to $1,050,000.  The median sales price was $320,000.  Condos sold on average for 94% of the asking price and were on the market an average of 190 days.
 
Just one Watertown two-family house sold last month for $535,000.  The asking price was $539,900.

Total value of Watertown properties sold in September 2010 was $$5,857,000

230 residential properties were listed for sale in Somerville in the MLS on August 31, 2010 for asking prices between $74,900 and $1,600,000.  Average days on market for these properties was 124.

6 Somerville single family houses sold in August for prices between $287,100 and $815,000.  The median sales price was $464,500.  On average, houses sold for 98% of asking price. 

43 condos sold in Somerville last month for prices from $163,500 to $750,000.  These condominiums were on the market an average of 70 days. The median condo sales price was $380,000.  On average, condos sold for 98% of the asking price.

13 multi-family houses sold during August for prices from $330,000 to $705,000. The median sales price was $525,000. On average, multi-families sold for 97% of the list price and were on the market 86 days.

Total value of Somerville  home sales in August 2010 was $25,710,808.

On August 31, 2010 196 residential properties were on the market in Medford priced between $159,900 and $1,300,000.  That’s a large increase in inventory over last year at this time when just 132 homes were listed for sale.

34 properties sold in Medford during August 2010 – that’s an increase of more than 20% compared to July’s sales.  The median sales price in August was $330,500.  Properties that sold had been on the market an average of 72 days and sold for an average of 96% of the list price. 

17 single family houses sold in August  for sales prices between $209,000 and $529,900. The median sales price for a single family home was $375,000.  Houses were on the market 42 days on average and sold for an average of 96% of the list price.

15 condos sold in Medford last month priced between $180,000 and $482,000.  The median price was $283,000.  Condominiums sold for an average of 96% of the list price and were on the market an average of 95 days.

Two multi-family houses sold during August for $450,000 to $600,000.   

Total value of Medford home sales in August 2010 was $11,485,913.
