Here’s a look at the Arlington MA real estate market in November 2010

Arlington MA Real Estate On The Market 

There were 124 Arlington residential properties listed for sale in the MLS on November 30, 2010.  That’s a big drop from last month – 26% fewer properties than were on the market at the end of October. Relatively few homeowners opt to list their homes for sale between the holidays so inventory drops. 

Arlington MA Real Estate Market – November 2010

41 Arlington MA homes sold in November 2010. – a good jump over October when only 29 sales closed.  The median price paid in November was $483,000.  Properties sold on average for 98% of the asking price. 

27 single family homes sold in November – more than twice as many as sold in October.  November’s single family sales prices ranged from $329,000 to $935,000.  The median price was $515,000.  Average days on market for these houses was 56.  Homes sold for 98% of the list price on average.

Condo sales continue to be sluggish in Arlington MA.  13 condos sold in November 2010 compared to 25 condo sales in Nov. 2009. November condo prices ranged  from $123,000 to $665,000.   The median sales price was $425,000.  Condominiums sold for an average of 97% of the list price and were on the market an average of 74 days. 

Just one Arlington multi-family property  sold in November for $440,000.  

Total value of Arlington MA real estate market activity in November 2010 was $20,140,200.

Little Wanderers Gift Drive Drop Off

You’ve still got a week left if you want to drop off presents for the Little Wanderers Gift Drive.  My office – Coldwell Banker at 171 Huron Ave in Cambridge – is  a drop off site.  Unwrapped gifts will be accepted through Tuesday, December 14, 2010.

The Home for Little Wanderers is a child and family service agency – the largest in New England. It is the oldest agency of its kind in the U.S. with Massachusetts roots that date back to 1799.  Thousands of children are helped through its services and programs each year.

If you don’t have time to drop off a gift you can buy a gift online from the list of items requested by Home for Little Wanderers programs. The gift will be purchased and shipped for you.

Or – consider a gift card.  Gift cards are popular with teens and with families who can use them to purchase basics like clothing, groceries and housewares.  Here’s the scoop on the Gift Card Challenge.

Here’s a look back at how the Cambridge MA real estate market did in November 2010. 

Cambridge MA Real Estate On the Market – Nov. 30, 2010

On November 30th  there were  288 homes listed for sale in Cambridge – 24% fewer than one month ago when 380 properties were listed for sale.  Inventory tends to go down quite a bit at this time of year as sellers wait until after the holidays to put their properties on the market.   

Cambridge MA Real Estate Sold in Nov 2010

61 homes sold in Cambridge during November – an increase of more than 33% over last month’s sales.  Sales prices ranged from $135,000 to $3,300,000.     

13 single family homes sold last month for prices ranging from $338,500 to $3,300,000.  Average days on market was 60 and these houses sold on average for 97% of the list price.  The median sales price was $849,150.

43 condos sold in Cambridge MA in November 2010 for sale prices from $135,000 to $1,610,000.  The median price was $391,000.  Condominiums sold on average for 97% of the list price and were on the market an average of 94 days.

5 multi-family houses sold in November for $525,000 to $1,010,000.  These houses sold for an average of 94% of asking price. Average days on market was 76.

The total value of Cambridge MA real estate sold in November 2010 was $39,333,830.

Our Place In Cambridge – Wish List

drawing of a house by a childOur Place is a day care center for homeless children at the Salvation Army in Cambridge.  Our Place serves about 38 children daily and there is a waiting list.  The program is for kids age three months to 5 1/2 years.  Having day care available means that the children’s parents can look for a home, work, or go to school.

The Cambridge Council of Realtors holds a holiday party and fundraiser every year for Our Place. The CCR has been the major donor to Our Place for many years but more support is always needed. The party invitation this year included a list of needed items at Our Place.  It’s a worthy cause so I wanted to share the list in case you care to donate.

    Here’s a quick look at the Belmont MA real estate market in November 2010.   

    Belmont MA Real Estate for Sale

    73 homes were on the market in Belmont, MA on the last day of November priced between $164,900 and $4,200,000.  That’s a substantial decrease from one month before when 94 homes were listed for sale. Many homeowners opt to take their properties off the market for the holidays.  Inventory is also down from one year ago when 85 homes were listed for sale on November 30th.

    19 residential properties sold in Belmont MA during the month of November 2010.  Properties sold for an average of 96% of asking price and had been on the market an average of 73 days.  

    9 single family houses sold in November for sale prices between $404,000 and $1,100,000.  The median sales price was $648,500. Houses were on the market 66 days on average and sold for an average of 95% of the list price.

    7 condos sold in Belmont MA in Nov. 2010  for prices between $215,000 and $985,000.  The median price paid was $395,000.   Condos sold for an average of 98% of the asking price and were on the market 104 days on average.

    3 Belmont multi-family houses sold in November priced between $490,000 and $535,000.  These houses were on the market an average of just 24 days and sold for 95% of the asking price on average.

    Total value of Belmont MA Real Estate Market Sales in November was $11,364,000

    Holiday House Tours This Weekend and Next

    December might as well be called Holiday House Tour month in Massachusetts –  at least two dozen Massachusetts towns are holding holiday house tours over the next two weekends – December 4 and 5 and December 11 and 12.

    A few towns have been holding house tours in December for years and now many other towns have jumped on the bandwagon.  I could do with a lot more tours in spring or fall and fewer tours in the cold, busy days of December but what’s a house tour enthusiast to do? 

    Fans of house tours probably can’t fit in more than four so how to choose?  I try to find tours with plenty of properties for the price and my preference is for older houses, not new.  I’m not really interested in Christmas decorations – it’s good houses I’m after.

    Towns’ tours are sometimes better one year than another so the quality of a tour can be hard to predict.  Some tour organizers don’t like to repeat houses so the pickings get a bit slim after a number of years.  My thought is that a beautiful house is worth a return visit – I won’t complain!

    Here are my picks for December 2010 holiday house tours in Massachusetts:

    This weekend:

    The New Bedford house tour was wonderful the year I went.  New Bedford has a wealth of antique houses and an active preservation group that sponsors the tour. The 19th annual holiday house tour in New Bedford is scheduled for December 4th and 5th.

    Neeham is celebrating the 300th anniversary of its founding this year so the Needham Women’s Club chose to focus on historic houses with six dating from 1755 to 1910.  The Needham Historical Holiday House Tour is on Sunday, December 5 from 1 to 4:30 pm.

    I give up – there are too many tours to choose from!  Salem is always a good bet, the house tour in Lowell is focusing on Lowell lofts which sounds like fun,  Stockbridge, the 28th annual holiday house tour in Nantucket (that’s tonight!), or the Springfield Tour of Historic Homes all sound like great tours.

    Next weekend:

    The Newburyport House Tour is celebrating its 17th year and will have ten houses in five towns on tour this year. We’re planning on doing the Newburyport house tour on Saturday, Dec. 11 from 10 am to 4 pm. 

    I’ve been on the house tour in Milton several times and it always makes my short list.  There isn’t much info on the website from the sponsors, the Forbes House Museum, but this post has the scoop about the tour scheduled for Sunday, December 12 from 1 to 4 pm.

    There are plenty of other house tours -from Western Mass to Cape Cod – you’re sure to find one close to home.  So bundle up and head out on tour!

    The calendar pages are turning fast so here’s a quick look back at the Watertwon MA real estate market in November 2010.

    Watertown MA Real Estate On the Market 

    161 homes in Watertown were listed for sale in the MLS  on November 30, 2010 priced between $149,900 and $1,250,000.  Just a couple of days later, as I write, that number is down to 142 as it appears many properties were taken off the market for the holidays.

    19 Watertown MA residential properties sold during November 2010  – down from 31 in November 2009 – ouch! The median sales price in November 2010 was $370,000.  Average days on market for these  properties was 91.  
     
    6 single family houses sold in November, twice as many as sold in October, for prices between $320,000 and $832,500.  Average days on the market for these houses was 64.  In November, Watertown “singles” sold for an average of 94% of the list price.
     
    11 Watertown condos sold in November 2010 for sale prices from $243,000 to $492,000.  The median sales price was $322,000.  Condos sold on average for 96% of list price and average days on market was 100.
     
    2 Watertown two-family houses sold in November for $485,00 and $550,000. 

    Total value of properties sold in the Watertown MA real estate market in November 2010 was $7,784,795

    Wordle Word Clouds – Website Wednesday

    I’m finally sending out postcards announcing (belatedly!) the debut of this blog.  The image on the front was created with one of my favorite websites – wordle.net.

    You use Wordle to create “word clouds” – enter text and it transforms it into a word collage. The size of the various words is determined by the frequency of those words in the text. “Randomize” your entry and you’ll get a seemingly endless variety of Wordles with different colors and fonts.

    It’s enormous fun and once you start to play with it you keep thinking of ways to use it – fun texts to play with – perhaps a political speech – and fun things to do with your Wordles – birthday cards for example.

    The front of my Centers and Squares postcard – watch for it in the mail! – was created using my first blog post.  The Wordle below is the dinner menu from one of my favorite restaurants – the S & S in Inman Square.
