The calendar pages are turning fast so here’s a quick look back at the Watertwon MA real estate market in November 2010.

Watertown MA Real Estate On the Market 

161 homes in Watertown were listed for sale in the MLS  on November 30, 2010 priced between $149,900 and $1,250,000.  Just a couple of days later, as I write, that number is down to 142 as it appears many properties were taken off the market for the holidays.

19 Watertown MA residential properties sold during November 2010  – down from 31 in November 2009 – ouch! The median sales price in November 2010 was $370,000.  Average days on market for these  properties was 91.  
 
6 single family houses sold in November, twice as many as sold in October, for prices between $320,000 and $832,500.  Average days on the market for these houses was 64.  In November, Watertown “singles” sold for an average of 94% of the list price.
 
11 Watertown condos sold in November 2010 for sale prices from $243,000 to $492,000.  The median sales price was $322,000.  Condos sold on average for 96% of list price and average days on market was 100.
 
2 Watertown two-family houses sold in November for $485,00 and $550,000. 

Total value of properties sold in the Watertown MA real estate market in November 2010 was $7,784,795

Here’s the last of our monthly real estate reports for October with a quick look at Somerville MA home sales in October 2010.

Somerville MA Homes on the Market 

235 homes were listed for sale in Somerville in the Multiple Listing Service (the MLS) on October 31, 2010 for asking prices between $149,000 and $1,600,000.  Average days on market for these properties was 123 days. 

Inventory is actually down from this time last year in Somerville MA when 246 residential properties were on the market.

30 homes sold in Somerville in October. The median sales price was $374,250.  Sales were down significantly from last year when 48 properties sold in October. 

7  single family houses sold in Somerville in October for sale prices between $242,000 and $725,000.  The median sales price was $345,000.  On average, single family houses sold for 99% of the list price and were on the market 72 days.

18 condos sold in Somerville MA last month for prices from $176,000 to $633,500.  Average days on market for these condominiums was 72. The median condo sales price was $357,500.  On average, condos sold for 96% of the asking price.

5 multi-family properties sold during October for prices from $465,000 to $769,000. The median sales price was $568,000. On average, multi-families sold for 98% of the asking price and average days on market was 48.

Total value of Somerville MA home sales in October 2010 was $12,070,500.

Medford MA Real Estate On the Market 

On October 31, 2010 199 Medford MA homes were on the market  for asking prices from $134,995 to $1,300,000.

38 homes sold in Medford in October 2010.  Homes sold had been on the market an average of 76 days and sold for an average of 95% of the asking price.  The median sales price in October was $321,500.

16 single family homes sold in October 2010 for prices between $190,000 and $744,000. The median sales price for a single family home was $333,500.  Average days on market was 78 and houses sold for an average of 94% of the asking price.

12 condos sold in Medford MA in October priced between $208,900 and $355,000.  The median price paid was $292,500.  Condominiums sold for an average of 96% of the asking price and average days on market for Medford condos that sold last month was 95.

10 multi-family houses sold last month for sales prices from $254,000 to $526,100.  The median price paid was $401,500.  Multi-families sold for an average of 96% of the asking price and were on the market an average of 49 days.   

Total value of Medford home sales in October 2010 was $13,467,350.

Here’s the monthly Arlington real estate update with a quick look at Arlington MA home sales in October 2010

Arlington MA Homes On The Market 

There were 168 Arlington homes for sale in the MLS on October 31, 2010 priced from $120,000 to $1,395,000.  These properties had been on the market for 96 days on average.

A year ago there were only 119 homes listed for sale in Arlington.  That’s an increase in inventory of just over 40%.  Much of the increase is in the condo inventory: On Oct 31, 2010, 39 Arlington condos were listed for sale priced between $300,00 and $399,999.  Last year at this time there were only 16 condos for sale in that price range.

29 Arlington MA homes sold in October 2010.  The median price paid in October was $490,000.  Properties sold on average for 99% of the asking price. 

11 single family homes sold in October for prices ranging from $418,400 to $975,000.  The median price paid was $581,900.  Houses were on the market an average of just 22 days and sold on average for 99% of the asking price.

17 condos sold in Arlington MA in October 2010 for prices from $179,000 to $807,000.   The median sales price was $339,000.  Condominiums sold for an average of 98% of the list price and were on the market an average of 58 days.  Though the number of condos available for purchse in Arlington has increased substantially, sales of condos did not – 19 condos sold in Arlington in October last year.

Just one Arlington multi-family house  sold in October for $576,000.  It had been priced at $559,000 and was on the market just a couple of days.

Total value of Arlington MA home sales in October 2010 was $14,229,300.

Cambridge MA Homes On the Market – October 31, 2010

On October 31, 2010  there were  378 homes listed for sale in Cambridge – 6% fewer than one month ago.  Asking prices ranged from $189,900 to $4,450,000.  The median asking price was $511,750.  Properties had been on the market an average  of 112 days.

45 homes sold in Cambridge during October 2010.  Sales prices ranged from $175,500 to $6,651,100 for a four-house parcel on a 30,000 sq.ft. lot near Harvard Square.     

6 single family homes sold in October 2010 for prices ranging from $460,000 to $2,035,000.  Average days on market was 49 and these houses sold on average for 94% of asking price.  The median sales price was $849,150.

36 condos sold in Cambridge MA last month for sales prices from $175,500 to $1,250,000.  The median condo sales price was $411,500.  Condos sold on average for 97% of the asking price and were on the market an average of 81 days.

In addition to the four-house-on-one-lot sale, 2 multi-family houses sold in October for $525,000 and $889,150. 

The total value of Cambridge MA homes sold in October 2010 was $32,116,550.

94 residential properties were on the market in Belmont, MA on October 31, 2010 priced between $164,900 and $4,800,000.  These properties had been on the market an average of 101 days.

18 Belmont residential properties sold during the month of October 2010.  Properties sold for an average of 98% of asking price and had been on the market an average of 119 days.  

8 single family houses sold in October for sale prices between $498,000 and $2,731,377.  The median price was $801,203. Average days on market was 74 and homes sold for an average of 97% of asking price.

8 condos sold in Belmont in October 2010  for prices between $265,950 and $830,000.  The median price paid was $377,750.   Condos sold for an average of 99% of the asking price.   Average days on market was 177.

2 Belmont multi-family houses sold in October for $475,000 and $510,000.  Average days on market was 74 and the houses sold for 96% of list price.

Total value of home sales in Belmont MA in October was $12,326,527

Here’s the first of the monthly real estate reports – a recap of  Watertown properties sold in October 2010.  Sales are still off from last year’s numbers.

Watertown Homes On the Market 

163 homes in Watertown were listed for sale in the MLS  on October 31, 2010 priced between $152,900 and $1,375,000.  That’s significantly more homes – by just over a third – than were on the market one year ago in Watertown when 120 residential properties were listed for sale in the MLS.

15 Watertown MA homes sold in October 2010.  The median sales price in October 2010 was $351,000.  Average days on market for these  properties was 135.  Sales were down by more than a third from last October when 24 properties sold in Watertown.  
 
Just 3 single family houses sold in October for prices between $351,000 and $594,000.  Average days on the market for these houses was 75.  Last month, Watertown single family homes sold for an average of 96% of asking price.
 
10 Watertown condos sold in October 2010 for prices from $152,000 to $459,000.  The median sales price was $341,500.  Condos sold on average for 97% of the asking price and were on the market an average of 156 days.
 
Two Watertown two-family houses sold last month for $290,00 and $550,000. 

Total value of Watertown MA home sales in October 2010 was $$5,709,500

Cambridge Real Estate Sales Over One Million 

Lately the buzz around the office has been that the high end of the real estate market in Cambridge has been doing well. 

Turns out that Cambridge real estate sales data backs that up.

 

2010 Cambridge High End Home Sales To date In 2010:

  • 42 single family houses have sold for prices of $1,000,000 or more
  • These houses sold for $1M to $4,250,000
  • 14 houses sold for more than two million
  • 7 of these houses sold for more than $2.5 million

There’s definitely been an uptick at the top end of the Cambridge real estate market. At this time last year:

  • 26 single family homes had sold for more than $1,000,000
  • Sales prices ranged from $1,013,000 to $3,910,000
  • 10 houses had sold for more than two million
  • 5 of these were for sale prices over $2.5 million

By comparison, in 2005 there were 56 Cambridge real estate sales of single family houses over one million at this point, 13 of them for more than $2 million.

Conventional wisdom is that the upper end of the real estate market recovers first so it’s good to see the energy in the $1M+ range.
