Time for a look back at last month’s real estate activity – here are the Cambridge homes sales in March 2010.
On the Market In Cambridge – March 31, 2010
On March 31, 2010 there were 368 homes listed for sale in Cambridge MA. Asking prices ranged from $189,900 to $6,800,000. The median asking price was $529,500. Homes had been on the market an average of 94 days.
Cambridge Mass. Real Estate Market in March 2010
57 home sales closed in Cambridge during March for sale prices between $243,500 and $1,750,000. Homes that sold had been on the market an average of 90 days.
Just 5 single families sold in March 2010 for prices ranging from $615,000 to $1,750,000. Average days on market was 88 and houses sold on average for 97% of asking price. The median sales price was $850,000.
47 condominiums sold in Cambridge in March for sales prices from $243,500 to $1,340,000. The median condo sales price was $416,000. Condos sold on average for 98% of the asking price and were on the market an average of 96 days.
5 multi-families sold last month for sales prices from $500,000 to $775,000. These properties were on the market an average of 41 days and sold for an average of 101% of asking price.
The total value of homes sold in Cambridge during March 2010 was $29,179,793.

Opening Day At Fenway Park
Opening day at Fenway Park has always felt like a holiday to me.
Holi-day that is. Opening day meant that you took off from work, tried to get some tickets outside the park or ended up watching the game at a bar near the park.
During the day.
But this year it’s a little off. It is a holiday. And a night game. Doesn’t seem quite right.
But it’s the Yankees. Nothing like starting the season off with a bang.

Belmont Mass Real Estate Activity – February 2010 It’s March already – complete with snow falling on forsythias today. Here’s a look at last month’s real estate activity in Belmont, Mass.
Belmont Homes On The Market:
79 homes were listed for sale in Belmont on March 31, 2010 for prices ranging from $159,900 to $2,940,000. Homes had been on the market an average of 128 days.
Belmont MA Real Estate Sales in March 2010:
10 homes sold in Belmont in March. Properties had been on the market an average of 141 days and sold for an average of 97% of list price.
5 single family homes sold in March for prices from $465,000 to $715,000. The median price was $626,560. Average days on market was 78 and houses sold for an average of 97% of asking price.
4 Belmont condos sold in March 2010 for prices between $335,000 and $850,000. The median price was $432,500. Condominiums sold for an average of 98% of asking price.
1 two-family house sold last month for $608,000.
Total value of Belmont MA real estate sold in March was $5,605,850.

Massachusetts Home Sales Impacted by Flooding
Massachusetts Home Sales Impacted by Flooding Real estate agents and buyers have slogged through a lot of wet basements in Massachusetts in the last few weeks. It was the worst flooding in Eastern Massachusetts in decades. Even days after the rain ended you would still come across sump pumps dumping water out onto yards or sidewalks from flooded basements.
The flooding, and the fact that much of Massachusetts was declared a disaster area, is impacting real estate closings.
There’s a good chance in the next few weeks that your lender may require an additional visit from the bank’s appraiser if you’re closing on a property in Middlesex County or another county that was declared a disaster area. If your appraisal predated the storms the bank may require another inspection prior to closing.
In some cases you may be required to pay for the inspection. And it’s possible that your closing may be delayed by a few days. All of this is still unfolding so it’s hard to predict exactly how the inspections will work and what the impact will be – particularly if the property was severely flooded.

Street Cleaning Starts In Cambridge
It’s no joke if your car got towed this morning – street cleaning in Cambridge started today, April 1, 2010.
Cambridge streets are swept each month and if your car is still on the street you’ll be towed and get a ticket. Ouch!
There’s more information on the Cambridge street schedule on the City’s website.
Moving the car is a hassle and getting towed is a lousy way to start or end your day but I’m psyched that the streets are getting cleaned again. Litter is one of my biggest pet peeves and Cambridge is overdue for a cleaning.

New Listing – Medford Two-Level Condo
Brand new listing – so new I don’t have the photos yet – this two-level condo in Medford in the Tufts-Hillside neighborhood is coming on the market tomorrow for $359,000.

The condo is getting measured for floor plans tomorrow too so those will be up on the website soon.

Lights Out In Cambridge And Somerville
It’s lights out in Cambridge and Somerville tonight in the fourth annual Earth Hour.
The two cities, and many other communities, are taking part in Earth Hour by turning off all non-essential lights in city buildings this evening for one hour beginning at 8:30 pm.
Earth Hour is a show of commitment and a call for action on climate change.
Truth be told I think it’s great if – for only an hour – we could minimize light pollution. Sometimes when I come home at night it seems as light as late afternoon – no need for a light outside my door – I can see just fine. When my parents lived for a while in New Hampshire I was dazzled by the sight of the Milky Way outside their house at night. Finally I was able to see the stars I remember gazing at as a child.
So – join millions and flip the switch at 8:30 tonight. You’ll be in good company – the Eiffel Tower, the Empire State Building, the Parthenon, the Golden Gate Bridge, Big Ben, the Las Vegas strip, and Mount Rushmore will all be dousing the lights.
